BUILDING REGULATIONS


The Building Regulations are statutory instruments which are set out to ensure that the various legislative requirements are implemented. They are primarily concerned with reducing risk to people in buildings during the operational phase.


The detailed requirements of the Building Regulations are set out in a series of technical booklets or guidance documents which provide guidance on how to achieve compliance.


Local planning requirements


As well as Building Regulations, projects need to comply with local planning application requirements (LPAR).


These are developed at a local level to reflect specific characteristics and issues in the area and can often be more stringent than national Building Regulations.


LPARs can include, but are not limited to, choice of materials and colour palette, acoustic performance of the building envelope, and further fire performance requirements in addition to meeting the criteria set out in approved document B. A building envelope must adhere to all of these conditions in order for the building to go ahead.
