If you are thinking of selling or buying a property the very thought of moving house can be daunting, however here are some handy hints and tips for trying to make the process as easy as possible!


If you are Selling:


• Make sure that all your paperwork is to hand; Boiler Service, FENSA certificates, Guarantees, Planning Permissions, Building Regulations, the Deeds for the Property etc. If you are in any doubt as to whether something is relevant or not, just hand it in and we will be able to assist.


• It is more than likely that Enquiries will be raised during the transaction. This is very common- so please don’t worry! We are always on hand to help with any enquiries you are not sure of.


• Await confirmation from the purchaser that they have received their search results, have signed the relevant paperwork and are in a position to proceed to Exchange and Completion before agreeing any dates, booking any removals or arranging alternative accommodation. This will hopefully avoid any disappointment or financial loss.


If you are Purchasing:


• Get your finances sorted at the earliest opportunity- if you are obtaining a Mortgage try to make sure that you have an offer in principle to hand before you make an offer in on a Property. Once your offer is accepted try and arrange your Mortgage Valuation as soon as possible. Make sure that any other funds you require are accessible.


• If you have any queries/ questions just ask! As the matter proceeds, we will send you copies of any documents prudent to your purchase including title documents, search results etc. If you do not understand anything please do not hesitate to contact us.


• Before agreeing a date for completion, make sure you are in a position to proceed and there are no issues which may delay matters.
