AUTUMN/WINTER 2016 • SPOTLIGHT• 23
are underway with a London
fitness studio currently operating in Shoreditch and Kings Cross that focusses on dance, Pilates fitness and yoga classes. Te Shoreditch theme continues with another London-based operator, this time offering a VIP ten pin bowling experience, attracted by the quirky, gritty warehouse-style Fermentation buildings space.
one of the artisan espresso bars that have been springing up in Bristol in recent years. One idiosyncrasy is the requirement of the planning conditions to attract an occupier that actually brews beer on site. I’m delighted to say we are speaking to two potential partners both of whom will also offer an extensive food menu. We would also be delighted to talk to
and working, so businesses want space to appeal to staff who will be working there, and a good leisure offering which includes quality food and drink is a vital aspect of that. A lot of thought has gone into the
leisure offering at Finzels Reach, as we wanted it to strike the right balance and sit comfortably with the apartments and office spaces and enhance them. We’ve had approaches from people wanting to have a music venue, but it wouldn’t be appropriate for the location, and similarly a bar with a late licence would be too noisy. Elsewhere in Finzels Reach
Tere will be restaurants and cafes,
but it will not be some sort of coffee chain theme park. Instead, we want to encourage locally-based, idiosyncratic operators that will fit well alongside other businesses. Te largest café will be on the
ground floor of Fermentation buildings at the end of Bath Street. Characterful features include high ceilings, rough stone walls and quoins and many of the iron beams originally used to support the brewing machinery. A well-respected South West cafe with an independent spirit has been identified for this space, which will feature an extensive external dining terrace. At the other end of Hawkins Lane is the Well Head building lying immediately adjacent to the landing place of the new bridge linking the development to Castle Park and Cabot Circus. As the name suggests, this pocket sized property was used to draw water from the earth as far back as 1788 and is now ideally suited for
any bakers and florists looking for space from 500 sq ft as well as enquiries from restauranteurs looking for larger space. Our aim is not necessarily to
create a destination, but somewhere complementary to what we are doing which will fit in with the creativity and independent spirit that characterises Bristol, while at the same time appealing to businesses looking for attractive, well designed office space and contemporary styled apartments. Although we have already fully let the 115,000 sq ft Bridgewater House office building to EDF Energy, Barclays and BDO, and have sold over 200 apartments, we take the view that it is not enough simply to build apartments and offices. Bringing amenity to a place is very important in terms of attracting and retaining occupiers, and this fact is underlined by the way in which a number of office occupiers are now seeking to come back into the city centre from office parks. Nowadays people are very aware of the context in which they are living

construction is well advanced on the 168 bedroom Premier Inn hotel, which will open for business in June 2017. Earlier this year we commenced construction of Aurora, our 95,000 sq ft speculative office development which is expected to complete late in 2017 and potentially will accommodate over 800 staff. Fabrication of the new 91m bridge
which will physically link Finzels Reach to Cabot Circus and Castle Park has been completed and many may have seen the piling works in the Floating Harbour that will eventually lend support to the curved timber and steel bridge deck. We believe the bridge and the
car-free route though the landscaped courtyards and Harbourside walkways will form an attractive and accessible link between the residential and commercial areas of Redcliff and Temple with the shops and restaurants of Cabot Circus and Broadmead and then on to Temple Meads railway station – and in doing so will bring a new vitality and connectivity to Bristol city centre
