Ben Jones shares positive news around the state of the UK holiday park sector


Tere has been no slowdown in the holiday parks sector since the EU Referendum – in fact it’s been quite the opposite. At a transactional level, enquiries have


remained strong and demand continues to outstrip supply, so much so that we are witnessing very competitive bidding. In the month after 23 June, we placed two properties under offer, the buyers unfazed by the uncertainty that was widely reported in the press. This may not seem a particularly significant number but is very healthy compared to traditional transactional volumes. What is also significant is that the two deals represent opposite ends of the market, one at a corporate level and the other at a private buyer level, confirming appetite across the range. Tis appetite is a product of the


robustness of the sector, as discussions with operators confirm that trading levels have remained positive. In fact, there are some echoes of the ‘Staycation’ boom with a strong Euro, airport fatigue, the terrorist threat and concerns about disposable income combining to encourage consumers to tighten their belts and holiday at home.

Much of the transactional activity is driven by the more recent entrants to the marketplace, the private equity-backed management companies looking to capitalise on a fragmented sector by building scale and adding value. Teir access to capital and their professional approach places them in a strong position to fulfil very positive growth strategies. New entrants are particularly drawn to medium-to-large static and mixed holiday parks, but demand is also strong in the private buyers’ market for smaller static and touring parks. As a whole, favourable trading conditions are applying across the board
