be documenting


your income. Make sure you understand how an underwriter will determine your income. The other half is “Extenuating Circumstances”.


This means you will need to document that


these new guidelines you need to document at loss of income of at least 20% prior to the events that lead to your fore- closure, bankruptcy or short sale. You will also be required to take a one hour homebuyer course and provide a certificate of completion. The certificate needs to be at least 30 day prior to your loan application and no more than 6 months from date of application.


There is no


charge for getting certified and the course can be taken over the phone.


This may seem like a small


step but it is a step in the right direction. Some day we could be looking at similar guide- lines used in Conventional Underwriting. For now, any- one with a tarnished credit his- tory, FHA is your only option.
