The work on Barts constitutes around 30 per cent of the over-
all construction cost and is split into three phases. The 26,000 sq m first phase, which features a zinc-louvred façade that was mined and milled in Australia, was handed over defect-free on 16 March 2010. After reaching this milestone, Skanska started demolition on
Phase 2, which covers 32,000 sq m and includes the refurbish- ment of the King George V Wing that is the only link in the entire overall proposal with the Royal Hospital. Medical services in this wing at Barts will move over to the Royal London on completion there.
Winstanley adds: “The only difference between Phase 1and
Phase 2 is that the bulk of the plant and theatres are in Phase 1, but Phase 2 is bigger and the challenges are the same.” One of those challenges was the proximity of the site to the
ancient London Wall and the requirement to work with the Museum of London Archaeological Services (MoLAS). The impact on Phase 1 was not great, but suspecting that investiga- tions could cause delays on the second phase Skanska acceler- ated demolition. “Getting out of the ground was a major risk without an archaeological impact on the works programme,” adds Winstanley.
