ground, the sand was piled up into a surcharge up to 4m in height on the footprint of the store and left for four weeks. “If we hadn’t done that, the settlement could have continued for years,” explains Fletcher. The fill contract was completed on June 12. Excluding the turnaround time, the period for filling the pits was just 64 hours. ISG started on the project on June 13. The construction team


looked at a piling solution for the foundations piles, but bringing in and sinking piles down to the 10-12m depth necessary would have added three weeks to the programme. Instead, a 225mm concrete raft slab was specified. “The


development programme was dramatically shortened,” says Demetriou. “The use of a concrete raft slab foundation pro- vided further time and cost savings.” With a depth of 225mm instead of the usual 150mm and


featuring more rebar and mesh than usual, the slab was the first of its type used on a Tesco scheme. “It isn’t a normal ground floor slab,” says Fletcher. “It’s a structural slab with the frame bolted on.” The frame bolted onto the slab by ISG was steel at the rear


area not frequented by the public and a mixture of timber and glue laminate in the 4,700 sq m (40,000 sq ft) front-of-house zone and sales floor. A roof featuring Top Deck and a Trocal roofing membrane was used, and practical completion was achieved by November 14. A week later, the first customers were coming through the door. tually be sold off by Tesco and with the store finished, ISG’s work is done. When the project was completed and the store opened, one of the main local opponents to the scheme shook the hand of the store manager and congratulated the team on a ‘great engineering feat’. ISG is one of the UK’s largest retail contractors but


Demetriou still describes the Seaton store as the company’s most challenging Tesco project to date, adding: “This unique project provides an excellent example of how flood plain sites can be developed in a commercially viable manner.” With Tesco trading above budget in the weeks after opening, the project has proved a winner for everyone.
