Female Focus Renting Your Property? Get Ready For 2012!
Holiday lets can be extremely lucrative with even ‘average’ villas achieving up to 2000€ per week in the summer. If this appeals to you, then in reality, you’ll need to get organised now for next summer!
The summer rental market is extremely buoyant, supported by the huge influx of tourists from all over
Europe who now see Spain as excellent value. Interestingly, our French clientele have very different ‘buying’ patterns to the rest of Europe.
Firstly, most of France shuts down en masse during the summer. And secondly, they book early, usually up to a year in advance. Rentals for July 2012 will most likely be booked in August 2011. For this reason, if you want to rent your house in 2012, you need to get it on the market now. One other fact is that if a French client finds a house they like, they often rebook year after year, it’s the French way!
In the current climate, long term renting has advantages. For example, we have a client who needed to move back to the UK for medical reasons, but couldn’t sell at a price that met their needs. They approached us and explained their situation. After just a few weeks, we
successfully rented their property with an option to purchase freeing them up to return to the UK, whilst not having to sell their asset in Spain, knowing that the rental income would pay the mortgage and then some. Their tenant has now sold their own property in Holland and is now proceeding with the purchase.
However, it’s worth noting that the housing market continues to grow in both values and buoyancy. We find many people need a fresh approach to marketing their property and choose IPG as their new agent and are surprised at the depth of marketing we use to get their property sold, and we are selling houses!
