The very mention of asbestos often causes worry and confusion and with so many types and products containing asbestos, it is easy to see why. However, all of the legislation changes in the last few


years have dealt with asbestos in the workplace, i.e. commercial buildings such as offices, factories and schools - but not domestic buildings. However, the same products were often used in homes as they were in offices and factories. There is no current legal requirement to have a


private domestic dwelling checked for asbestos, but it is becoming quite common for mortgage companies to ask for a survey report before completing the purchase. Certainly, unwanted delays at such a crucial time in contract negotiations are best avoided. Asbestos is a natural mineral and was mined and milled to be used as fire protection and insulation in many forms of products. Used heavily after WWII to rebuild a very broken Britain, the asbestos materials were considered a wonderful, cheap and easy product to use. Left intact and in good condition they are safe, but deterioration over the years or direct disturbance


like drilling or cutting can lead to exposure of harmful fibres. So how do you deal with it? There is a great deal of


information and advice on the Health and Safety Executive website, which shows where you may find asbestos materials (commonly referred to as ACMs) and guidance on how to safely remove some of the less fibrous items. Other products are best left to the specialist


companies who are trained and experienced in dealing with them, but this can be expensive and not always necessary. Specialist surveying firms offer surveys and advice and are often the best way forward, but again this carries a price tag, so shop around and listen to advice before deciding what you want to do.
