TOUCHSTONE RESIDENTIAL LETTINGS says the Government’s decision not to regulate lettings agents is causing a great deal of concern to professional agents due to the risk of encouraging ‘uninsured’ agents. Landlords often make decisions on placing their business with an agent based on cost. But it can end up costing them more than they bargained for if the agent shuts down and disappears with the contents of the client account.
John Midgley, managing director of Touchstone Residential, said: “If agents are not part of a Client Money Protection (CMP) scheme, consumers have no possibility of recovering lost funds. We have got to make consumers more aware of this. “Touchstone is proud to be part of this agent-led initiative to protect our customers. Touchstone, like our fellow agents in the initiative, works extremely hard to ensure that we achieve compliance with all the rules and regulations of our regulator - in Touchstone’s case, the Royal Institution of Chartered Surveyors. “It is only by complying with the very high standards required by these rules and regulations that we can offer our customers financial security under the CMP scheme.” Despite some regional variations, residential rents continue to rise – particularly in the South East of England - as demand is driven upwards from tenants reluctant (or unable) to buy in the current economic climate. Touchstone is seeing more and more potential home owners opting to rent, and are seeing demand outstripping supply, particularly in the family housing sector. Touchstone is regulated by RICS and is a member of ARLA, ARMA and NALS. “We are personal about our work,” added Paula . “If it matters to you it matters to us.”
