PROJECT NEWS Gleeds,
GLEEDS APPOINTED FOR NEXT PHASE OF MERCHANT GATE The construction specification
the International
Management and Construction Consultancy, has recently begun work as cost manager on phase two of the Merchant Gate development in Wakefield. Following the recent launch of phase one, this part of the scheme involves the £15 million development of new Civic Offices for Wakefield Metropolitan District Council, which will be located on Burton Street. Appointed by English Cities Fund,
a partnership between Muse Developments, Legal and General and the Homes and Communities Agency, Gleeds will be responsible for cost management, as well as pre- construction
management,
BREEAM assessments and whole life-cycle costing for the 161,000 ft2 scheme. The new build will comprise five floors of category A office space and will also include a basement car park for 27 cars, plus potential retail space and an entrance lobby.
will include a concrete frame set on piled foundations whilst the external facades will comprise a terracotta cladding with combined timber and aluminium windows. The building will also feature a central atrium with an aluminium glazed roof and the heating and cooling system will be provided by means of a biomass boiler, as well as combined chilled beams and lighting units. The incor- poration of these sustainable meas- ures within the design means that the offices are expected to achieve a BREEAM ‘excellent’ rating. “Gleeds will be working closely
with English Cities Fund and Wakefield Metropolitan Borough Council to ensure the architectural character of the area is maintained and enhanced whilst ensuring that the design for the new headquarters building remains uncompromised. The sustainable aspects of the project are especially exciting” said Stuart
Senior, main board partner responsi- ble for Gleeds Nottingham. “Gleeds has extensive experience of public sector projects and an invaluable understanding of the key constraints on this particular scheme. The team
