ONE YEAR ON How OBI Built a 360° Out-Of-Town Property Service that Delivers

Just over twelve months ago, OBI acquired market-leading commercial property agency BE Group in Warrington with a vision of redefining prop- erty services in the regions through collaboration and innovation. Simon Roddam, Head of OBI Regions, commented: “This is an exciting time for OBI as we reach a significant milestone. It is gratifying to share that that vision is now a reality, as we continue to combine local expertise alongside market-leading services, to deliver a truly 360° approach which puts clients at the heart of every decision we make.

“Over the past 12 months, Greg and I have worked closely with our Manchester colleagues to integrate ourselves and successfully adopt the OBI brand. We, and by extension our clients, are already benefiting from enhanced capabilities and market reach. In turn, it is positive that we are also able to open up new opportunities for our talented OBI team in Manchester.”

Why the Acquisition?

The rationale was clear. Clients increasingly expect a single, accountable partner who can connect commercial strategy to execution. For OBI, this 360° proposition isn’t just a brand promise, it’s an operating model.

This was a strategic move to take a dominant commercial agency busi- ness in Cheshire and expand its reach into other regional markets with an advanced, integrated approach taken from Manchester City Centre. It is a unique proposition for the out-of-town commercial property market, and one that is already producing results for new and existing clients.

Market Leadership Simon Roddam and Greg O’Hara.

The Warrington office market provides 5.6 million sq ft of office stock, with a stable average annual take-up of around 250,000 sq ft.

OBI is now the market leader in Warrington, leading the way both in terms of floorspace and deals transacted.

Looking Ahead

One year on, the OBI acquisition of BE Group continues to deliver on the vision that it established at the outset. It proves that when expertise is integrated and teams operate as one, clients get a more coherent, responsive, and effective service.

We have been encouraged by the full support of our long-standing cliea success, partnered with the strong relationships our clients already enjoyed with our Manchester colleagues, allowed us to seamlessly tran- sition the brand whilst integrating our new line of services.

Clients including Bruntwood, Betfred, Orbit Developments, Langtree, Hurstwood Holdings, and Warrington Borough Council continue to demonstrate their support as we move forward into another exciting year.

Our aim is that the next chapter will build on this foundation, by scaling what has proven to work and being flexible enough to innovate where the market demands.

For clients, the promise remains simple: one team, moving as one, fully committed to out-comes in the regions.
