The North West CHEADLE ECO PARK GETS UNDERWAY

By incorporating carefully selected low-carbon materials and technologies, the scheme significantly reduces its environmental impact during construc- tion, aligning with the emerging UK Net Zero Carbon Buildings Standard and supporting Stockport Council’s commitment to fostering sustainable economic growth and achieving carbon neutrality for the borough by 2038.

Cheadle Eco Park

Work is underway to build Stockport’s new green light-industrial park, Cheadle Eco Park, which will secure up to 200 high-quality jobs and set exemplar standards for sustainable construction across the North West. Located on Bird Hall Lane in Cheadle, the cutting-edge £25m scheme will deliver 115,000 sq ft of multi-unit light-industrial development. The project comprises six state-of-the-art units ranging from 8,374 sq ft to 43,800 sq ft, designed to meet the needs of modern, sustainability-fo- cused businesses.

From the outset, Cheadle Eco Park (CEP) has been designed to achieve Building Research Establishment Environmental Assessment Method (BREEAM) Outstanding - the highest sustainability rating. Only develop- ments that score at least 85% against BREEAM’s strict environmental standards achieve this, placing CEP among the top 1% of non-residential buildings in the UK for sustainability performance. This level of certifi- cation is particularly rare in the light-industrial sector, where such high environmental standards have historically been difficult to achieve.

The scheme will set a new benchmark for low-carbon light-industrial development, featuring a low-embodied-carbon structure, with the design shaped by whole-life-carbon assessment from the earliest stages.

LTN CARE DEVELOPMENTS

As the demand for high-quality, future-proofed residential care homes continues to rise, LNT Care Developments is delivering at pace and scale. With an ambitious growth plan for their portfolio in the North-West, Chris Appleton, Regional Land Director at LNT Group, explains: “LNT Care Developments has over 30 years of experience and has built more than £3.7bn worth of purpose-built care homes across the UK. Our ‘in house’ business model - spanning site acquisition, design, planning, construction, and operation - gives us an unmatched ability to deliver turnkey care homes on time and on budget, with sustainability at the core.

What are LNT Care Development’s values that drive delivery?

LNT’s mission is clear: to create truly great places for people to live, work, and visit. Underpinning that ambition is a values-led approach:

Innovate and Lead: We champion modern methods of construction, constantly refining design blueprints to enhance energy efficiency and resident wellbeing. Collaborate and Support: We work closely with commercial agents, land- owners, local authorities, housebuilders and developers to identify needs and unlock sites suitable for care development. Always Aim Higher: Every project is seen as an opportunity to raise standards across the care sector.

What Are LNT Care Development’s ESG Principles?

“Environmental, Social, and Governance (ESG) principles aren’t a future aspiration for LNT - they are already built into every home.

Environmental: All new LNT homes are EPC A-rated, gas-free, and pow- ered by solar PV, ground source heat pumps, and battery storage. Social: Homes are designed to enhance wellbeing, with dementia-friendly layouts, social spaces, cinemas, salons, and landscaped gardens. We also

create approximately 55 local jobs and support community initiatives as part of every build. Governance: LNT actively monitors its supply chain and invests in ongo- ing training to ensure ethical compliance at every level.

“What sets LNT apart is our ability to take a site from consent to completion in under 14 months, without compromising on quality, sustainability, or design. In the North-West, where the need for modern residential care homes is significant, that speed - and the certainty of transaction we can provide to local stakeholders - is critical. Our operator led approach to all planning applications enables us to navigate the planning system with conviction around deliverability, community value and a design led approach that is centred around maximising the wellbeing and living experience of the residents that come to live with us.”

How are LNT Care Developments funding their growth?

“We already have the funding in place for our acquisitions at LNT Care Developments and this solid financial foundation underscores our long- term strategy to expand our portfolio across the UK. This means we’re able to move quickly on high-potential opportunities without the usual delays that can come with securing finance. In today’s competitive land- scape, having immediate access to capital is essential. When we identify the right site, we don’t have to wait – we’re ready to move. “I have a genuine interest in long-term partnerships and welcome any introductions that could support the continued growth of high-quality care provision.”

LNT Care Developments offers an £80k site introduction fee, half paid on exchange and planning in, and half on completion.

COMMERCIAL PROPERTY MONTHLY 2026

As a light-industrial park, the area is designed for businesses that carry out lower-impact industrial activities, intended for operations that don’t produce significant noise or pollution. The scheme’s modern, flexible units will give innovative and fast-growing businesses the space they need to expand locally, helping retain talent and nurture home-grown enterprise. By attracting new occupiers in clean-growth industries, the park will encourage further private investment and boost the wider sup- ply chain, with local firms benefiting from increased demand for goods and services. As more employees spend time in the area, surrounding businesses, such as shops, cafés and services, will also benefit from increased footfall. Together, these benefits mean CEP will not only deliver a state-of-the-art light-industrial destination but also support long-term economic growth in Stockport. Supported by a £4.4million grant from the Government’s Town Fund, the scheme, scheduled for completion in March 2027, is central to the Town Investment Plan. Network Space Developments is acting as Development Manager on the project on behalf of the landowner, Stockport Council, following planning approval in June 2024. Caddick Construction Limited has been appointed as the main contractor while CBRE and B8 have been appointed as joint letting agents to market the new units.
