Construction Complete on the New Easthouses Primary School
The brand-new Easthouses Primary School in Midlothian has been completed on time and on budget.
The state-of-the-art primary school was handed over to Midlothian Council by its development partner Hub South East today (Wednesday), meaning staff and pupils will be able to enjoy their new learning space for the start of the new school term in August 2024.
Midlothian Council’s Cabinet Member for Education, Councillor Ellen Scott said: “This is everything we could have hoped for, a wonderful learning environment for local children and a new focal point for the community. We can’t wait to show people round the school on Tuesday 13 August and welcome the first pupils through the door the day after.”
The project was delivered on behalf of the council by Hub South East, with Morrison Construction as the lead contractor and jmarchitects behind the design.
The new school, on the site of the old Newbattle High School, can accommodate 459 children. There are 16 places to support children with Additional Support Needs (ASN) from across Midlothian, and 80 pre-school places. Sixty seven pupils will be
attending on the first day of the new term along with 80 pre- school children.
Two wings are linked by a shared space with dining facilities, a multi-purpose hall, an arts/movement space, offices and support facilities.
Andrew Thornton, Hub South East’s Project Director, said: “We’re delighted to have successfully handed over Midlothian Council’s latest investment in its education estate. The new Easthouses Primary school is going to make a real positive difference to the learner journey of its young people when it opens in the new school term.
“As a true development partner, Hub is keen on ensuring a lasting legacy beyond construction. We’re particularly proud to have worked with the council to identify local priorities and develop a bespoke programme of activities to support this, ensuring the realisation of social impact locally, including support for a number of local community groups, work experience, local employment and apprenticeships.”

Occupier Regears Overtake Office Moves in Edinburgh During Q2
More Edinburgh occupiers decided to ‘stay put’ rather than taking new office space during the second quarter of 2024, with regears outpacing new leases, according to figures from Knight Frank.
The independent commercial property consultancy’s analysis of office take-up between April and June found that renewed leases amounted to 135,013 sq. ft. of activity across Edinburgh, while occupiers agreeing to take new space accounted for 113,000 sq. ft.
Edinburgh’s overall vacancy rate remained at around 11%, but new and second-hand Grade A availability has fallen to less than 0.4% and 6.7% respectively. A series of pre-lets at New Clarendon and 30 Semple Street have further restricted supply – including Red Rock Power’s agreement to occupy the entire fourth floor at the latter development.
Knight Frank said that occupiers in the city are increasingly looking for ‘let-ready’, fitted offices, providing them with quick access and lower requirements for capital expenditure (cap-ex) on entry.
Chrissie Clancy, surveyor at Knight Frank Edinburgh, said: “The strong theme that has emerged over the course of the past three months has been occupiers deciding to stay put and regear at their current premises. Part of the reason behind this is the lack of good quality stock coming through the development pipeline in Edinburgh. But it is also partially because of uncertainty over size requirements, with working patterns changing, and the cap-ex costs for fit-outs in the current environment.
“Occupiers are favouring let-ready, fitted space, giving them quick access and less financial liability. As a result, second hand space and Cat B fit-outs – providing occupiers with a functional office from day one – are growing in popularity. This has required landlords to be flexible, as well as a willing to invest in more upfront work to secure occupiers.”
