City Centre Investment Plan The Dundee City Council City Centre Investment Plan outlines a long-term vision for the city centre, including plans for seven strategic development opportunity sites. The 30-year plan is structured around five key themes; Living, Working, Visiting, Connectivity and Public Realm.

sustainability and net-zero initiatives, which align with its broader economic

transformation goals, including the internationally acclaimed Dundee Waterfront redevelopment project.

Dundee Waterfront The transformation of Dundee’s waterfront is one of the most important regeneration projects in the UK, with almost £2 billion of investment planned along the 240 hectares alongside the River Tay, all part of a 30-year vision.

The investment we’ve made in the V&A, the new railway station, Slessor Gardens and transport infrastructure has helped create or safeguard over 1,600 jobs. Almost 5000 jobs could be supported when development is concluded.

Initial infrastructure works have been funded by the UK and Scottish Governments, Dundee City Council and Scottish Enterprise.

The waterfront has already attracted 2 major office employers with the headquarters of Social Security Scotland and the BT’s new state-of-the- art contact centre, and the Council recently committed to developing a further modern office development, James Thomson House.

There is a strong market interest in the new development which will support up to 450 new jobs, and we anticipate that the development will be fully occupied by the end of 2025. It also includes 2 ground floor units, which are being marketed for food and beverage or design-led retail.

The Waterfront also aims to create a further 500 residential properties in addition to several affordable housing developments. We are currently targeting Build-to-Rent housing developers, hotels and office developments.

With residential investment totalling almost half a billion pounds to date, Dundee’s reputation for housebuilding has surged, with a doubling of annual completions. As the economy improves and interest rates go down, we have received an increasing number of developer inquiries. Private sector owned land is also promoted as part of the Waterfront development All buildings within the Waterfront are required to achieve BREEAM

COMMERCIAL PROPERTY MONTHLY 2024 13

The investment plan aims to double the population living in our city centre and developer discussions are taking place around these residential opportunities.

The city is home to a thriving cyber security, digital and gaming sector, with the University of Dundee and Abertay University playing key roles in fostering innovation and research.

Levelling Up

The UK Government recently announced a £20m investment package, £3m of which will go towards further office development within the Waterfront, creating around 400 additional jobs. The focus of all these measures remain on bolstering employment, regenerating the city centre and supporting the development of the Eden Project.
