J. Smart & Co. (Contractors) PLC was established in 1947 as a post-war contractor providing hospitals, schools and council houses. During the 1980s, the Company’s founder spotted the opportunity to build and rent out small industrial units in Leith – Edinburgh’s lively industrial port district. Fast forward 77 years and the Company is one of Scotland’s most prolific developers with approximately 900,000 square feet of industrial and office properties currently under management throughout the Central Belt of Scotland.
As a wholly self-funded Contractor/Developer, J. Smart & Co. has the luxury of taking the long view when building commercial property. This has paid off in recent years with practically all of their industrial stock well let and a waiting list for smaller starter units, particularly in Edinburgh. As demand for industrial properties outstripped supply, they have been able to take advantage of an investment market where there is a definite appetite for well let mid-box industrial opportunities.
The Company ethos of providing high quality commercial property which they take pride in building and maintaining, as well as developing long term partnership with their Tenants, shines through. Gartcosh Industrial Park. This was a previously untested industrial market, strategically located at junction 2A of the M73, where we built 3 high- quality industrial units of 16,098 sq. ft., 19,152 sq. ft. and 24,748 sq. ft. These unit let well to Vision Vehicles, The DX and Dreams. The investment was sold recently and the partners are now looking towards their next phase at Gartcosh Industrial Park.

During 2023, the Company decided to speculatively build their biggest unit to date at Bellshill Industrial Estate. The 54,780 sq. ft. unit boasts an eaves height of 11m to underside of haunch rising to 13.5m at the apex, 4 dock level and 2 level access doors. It has high quality first floor office accommodation with a double height atrium, raised access floors, LED lighting, washroom facilities and shower rooms. The commitment to the environment was also evident with 6 EV charging points and solar panels on the roof, which provide the occupant with cheaper, green electricity. Heating to the offices is provided by an Air Source Heat Pump. This unit let on completion to Master Removers Group 2019 Ltd. This building, along with 3 other units, has recently been sold as part of an investment portfolio.
Their next project will see another speculative development in the well- established Whitehill Industrial Estate in Bathgate. Inchmuir Park will provide 4 blocks of units, each of circa 14,500 sq. ft., capable of being sub-divided into smaller spaces. The Company will sub-divide one of the blocks so these units are “oven-ready” to meet demand. The other three will be left as shell units to provide flexibility for incoming occupiers.
