Born in a Storm – Justin Lamb Associates 15 years on...
When I started Justin Lamb Associates in 2009 we were in the turbulent conditions of the credit crunch with much of the housing ecosystem in distress but, despite the difficult climate, I saw the potential for a new approach. Reports Justin Lamb from Justin Lamb Associates Edinburgh
I had spent a decade working for housebuilders and had sat across the table from a number of landowners – I could see that the land transaction process often became frustrated because of a disconnect between parties. I saw an opportunity to be the bridge that could lead to a more harmonious – and better – process for transacting land. An approach that would help landowners better understand the sale process and therefore secure better value, and an approach would benefit the housebuilders, easing the path and bringing clarity, consistency and certainty to a deal.
We were born in a storm, but I was confident that our fresh approach would equip us well to thrive in brighter days.
Very simply, Justin Lamb Associates provides advice across the residential land and development process. Our core focus is managing land sales on behalf of a wide range of clients including private land owners, farmers, estates and public bodies.
Our first priority is to understand our client’s objectives. While this is often as straightforward as maximising a financial receipt within a defined timeframe, it can be more nuanced with factors such as design and deliverability coming into the equation, or leaving a lasting legacy for the wider community. Setting a project into its own context is central to the success of the job and when it comes to the execution, our skillset ensures that we align the transaction as closely as possible with the client’s aspirations.
COMMERCIAL PROPERTY MONTHLY 2024
Our unique background brings experience of strategic land, delivering homes, social housing, mixed use proposals, and within the public sector. This has evolved, but we always ensure that we have a deep understanding of the residential land journey from the initial ‘field of dreams’ through to the transaction funds being deposited into the landowner’s account.
Our knowledge means that we can advise on the commercial implications of planning, design and technical matters. We understand what makes a planning consent deliverable, and this expertise helps clarify much of the uncertainty and conditionality associated with land transactions. We work closely with design teams to secure planning consents that are aligned to market requirements and address any issues that arise before they become problems for the development or land sale.
Central to our success over the last 15 years is an approach focussed on ensuring that the transaction isn’t a game that one side is looking to win and leave nothing on the table for the other side, but is a collaborative project between all to achieve a common goal.
As we look at the forecast for the next 15 years, there are the headwinds of the transition to net-zero development, the choppy waters of National Planning Framework 4 and planning, and the mischievous clouds of the economy. But with a clear focus on our client’s objectives, using our experience to chart a path and employing our expertise to navigate the way, we remain confident that our focussed approach is one which will continue to deliver results, whatever the weather.
