Occupational demand in the East Midlands remained relatively stable in the first half of 2023. Nationally take up has fallen back by over 25% during the quarter the East Midlands has proved to be more resilient and has
been affected to a lesser extent falling back by just 6%. Q1’s value takes the H1 value to 6m sq ft, falling 20% below the 5-year H1 average.
Sustainability is at the top of the agenda for many seeking space as evidenced by the demand in the region focusing on Grade A stock with over 94% of the Q1 value originating from deals for Grade A buildings.
Demand remains focused on sizes ranging from 50,000 - 200,000 sq ft with that segment accounting for over 50% of take up over the last four quarters. The region remains desirable for 3PLs looking to obtain strategic locations within their supply chain, it has also been bolstered by significant demand from the “manufacturers and the Other” sector over the last year. Notable deals during the quarter included a purpose-built facility for Persimmons in Loughborough, and 90,000 BTS facility for EM Pharma.

Demand has been a strong preference for freehold land and buildings to purchase. We have marketed several opportunities in Leicester, Kegworth and Shepshed, which have experienced strong occupier and investor demand with buyers being identified via an informal tender process.
Availability has continued to rise, totaling 10.9m sq ft at the end of Q2 2023, an increase from the previous quarter, of 32% QoQ. 10.9m sq ft is currently available, over 10% is under offer accounting for 1.6m sq ft and indicating a likely contraction in supply over coming quarters.
The rise in availability over recent quarters is partially attributable to the emergence of grey space, with 1.2m sq ft currently available in the region by way of assignment or sublease. Supply levels in the region are also bolstered by a strong development pipeline with over 8.9m sq ft available in speculative developments either recently completed or currently under construction. This pipeline has been in response to the under supply seen in recent years. However, pockets of under supply still exist with no units available of 400,000 - 500,000 sq ft which has prompted several developers to announce speculative developments of this scale in the region including Tritax Symmetry in Kettering and GLP at Magna Park Lutterworth.
