Onward Holdings Signs Apelson Appliances to New Long-Term Lease at Good Hope Close

Onward acquired the former Tri-Wire manufacturing site in 2022 and proceeded to extensively renovate the property to create a high-quality modern warehouse with associated two storey offices. Works included adding a statement double height glazed entrance wall with balcony, brand new cladding to the roof and elevations, and a new concrete floor. The car park has been extended and fitted with EV charging points to improve the buildings ESG credentials. Furthermore, a lift has been installed to improve accessibility to first-floor areas.

Apelson Appliances UK Ltd, an international wholesaler of white goods, kitchen appliances and fittings, has taken a ten-year lease from family- run commercial property specialist, Onward Holdings Ltd. Apelson are moving to a sustainably refurbished warehouse at Good Hope Close, located within half a mile of Junction 31 of the M62 on the popular Normanton Industrial Estate in Wakefield.


The UK based appliances specialist is relocating into the 63,980 sq ft multi- purpose warehouse to facilitate the expansion of its operations and to meet increased demand. Apelson will predominantly use the warehouse

Ripon has long been a prime location for industrial and logistics (I&L) property industry due to its connectivity and proximity to the major urban centres of the North. With transport infrastructure such as the A1(M) corridor, the M1 and M62 all close by and cities including York, Harrogate, Leeds as well as the North East within easy reach, this hub of activity has thrived in recent years.


However, research into the I&L property market by property company Potter Space, commissioned with Savills, has revealed that businesses across the country urgently need more smaller (sub 100k sq. ft.) spaces.


The ‘BIG Things in SMALL Boxes’ report showed that there is a severe lack of units and land available for companies looking for smaller spaces. Focus on big box (over 100k sq. ft.) schemes has left the small to mid-box market under served, throttling growth and creating suppressed demand. As the small to mid- box market makes up almost 95% of all I&L properties across the nation and accounts for 56% of floorspace. It’s an important sector which makes up the backbone of the British economy.


The growth in online retail also means that it’s not only smaller businesses that rely on these premises. Larger household names such as Royal Mail, Screwfix and Amazon need these smaller spaces to meet their last mile delivery to

local communities. Small to mid-box property companies need help from government and planning departments to reform the sector and keep developing existing, new and mixed schemes to support the diverse businesses that call these warehouses home.

Onward Holdings supplies logistics facilities for storage and distribution across Yorkshire, including 3PL managed warehousing, pallet storage, container emptying, order picking and reworking. The company has also successfully expanded its portfolio into retail parks building Onyx Retail Park at the old Manvers Colliery site in Wath Upon Dearne.


Knight Frank Significant 15, 500 sq ft Office Deal in Leeds


Global property consultancy Knight Frank has brokered one of the most significant office deals in Leeds this year.


The Leeds office agency team of Knight Frank, led by partner Eamon Fox, has let 15,500 sq ft of Grade A office space at 26 Whitehall Road.


Leading engineering, management and development consultancy Mott MacDonald has taken a 10-year- lease on the fifth floor of the building, which is owned by Credit Suisse Asset Management.


Eamon Fox, who advised Credit Suisse Asset Management, commented: “This is a very significant deal, underlining the fact that 26 Whitehall Road is one of the finest office buildings in the city. It already boasts some high-profile occupiers, including Yorkshire Post Newspapers, global consumer finance business International Personal Finance (IPF), energy company Engie (formerly GDF Suez) and Sky.”
