Boom times here as house market set to rise by 10%
TALES of c a sh-hungry vendors try in g to push prices higher agains t the advice of experienced agents do not always apply in the Ribble Valley. "Some people wanting to
sell ’one-off or especially desirable properties do not realise how much they are now worth," one leading fig ure in property sales told us this week. "But vendors of conven
tion a l te r ra c ed or semi detached homes usually
have a good idea of a realis tic asking price." The market generally in
the Ribblo Valley is expect ed to rise by around 10% this year. And the boom could go
on for another 18 months or even more, after a long peri od when movement was slight. More people wan t to
come and live locally than are leaving, so th e re is a

shortage of property gener ally. I t is expecially acute towards the top end of the
market. "Properties such as ivy-
covered cottages or well- located barn conversions are in very great demand, but not many owners in this bracket are looking to sell," the agent told us, "so prices here are going up more than average. But there is a very healthy market in all sec tors." Estate agents are all con
tinually receiving inquiries from potential buyers and th e tr im min g of prices experienced in the south has not happened here yet. Government efforts by
way of interest rate rises to make sure the market does n o t o v e rh e a t arc not thought likely to affect Rib
ble Valley house sales too much. I t appears, though fig
ures to prove it do not exist, th a t the a re a a t t r a c t s a greater percentage of "not- in-a-chain" buyers th an others. Many of these peo ple arc far from being first- timers in the property mar ket. In fact, some are expe rienced purchasers and ven dors who have "traded up" and a r r iv e in th e valley with plenty of cash, not in a suitcase but on profitable deposit ready to fund the home of their dreams! The moral for people
wanting to sell is the same as always. Be sure to get the b e s t price with the least hassle by taking the advice of a reputable agent with local knowledge!
