Bucking conventional senior living design, Arbor Terrace Fulton has the feel of a mod- ern luxury boutique hotel. It starts upon arrival, with a modern
porte cochère, striking green roof, and grand lobby entrance with a double-height ceiling making a strong first impression. An open expanse of south-facing floor-to- ceiling windows brings in natural light while providing a private setting for residents to watch neighborhood activity. Massive light fixtures and a tiled marble wall create dra- ma and punctuate the feeling of luxury. “The design is very eye-catching,” says
Scott Stewart, founder and managing part- ner of Capitol Seniors Housing, which part- nered with The Arbor Company. “We are pushing the envelope a bit.”

The contemporary design is meant to
appeal to today’s seniors, but also, and just as importantly, to their adult children. Both groups are looking for something new and fresh, a reflection of the evolution of the industry itself. “So far, we have been right. Lease-up has been far faster than antici- pated,” said Stewart. With 86 assisted living and memory care apartments, the residence is part of a larger planned community, Maple Lawn, outside Washington, D.C. Multiple pathways create good places to stroll as well as connections to a high-end retail center anchored by a grocery store. A small footprint and generous setbacks on a three-acre site created a challenge to maximize space.
