2022. Within the ‘Smart City’ vertical offices are predicted to have the second largest numbers of devices (after smart homes) with an estimated annual growth rate of just over 20% for office related devices.

Within our core sectors of commercial real estate, professional services, hospitality and universities we’re seeing a proliferation of all types of sensors – from air quality (CO2, particulates, volatile organic compounds) to temperature, humidity, occupancy, movement and more.


Often the driver to install these sensors – either wired - or wireless - are the benefits that are achieved in building energy efficiency and staff/tenant wellbeing levels. For example, as part of our wellbeing programmes for UK landlords we install a selection of sensors to gather comfort and utilisation data.

Machine learning and AI allow us to be more intelligent about how we collect this data – in particular our relatively new ability to use intelligence at the ‘edge’ of the IoT network, including the ability to install ‘self healing’ gateways which can self-diagnose and self-repair typical faults to ensure better and more consistent data flows back to our platform, where the analytics occurs.


The future Having moved from descriptive to predictive, prescriptive reporting is now the future. An FM can be alerted to the weather, and utilisation of the building today can proactively change settings or alert building occupants that a piece of equipment is known to be faulty, or likely to fail in the near future, which will affect customer or tenant scores – a key metric for landlords and business owners.


Machine learning and AI is helping to ensure that optimising building energy performance gets increasingly sophisticated so organisations can drastically reduce energy costs and their carbon footprint and provide ever better spaces and environments for building occupants. Good data, with machine learning and AI applied to create value and enable change, helps to ensure that the ‘building life after it’s made’ is optimised, efficient and comfortable.
