What matters when introducing digital asset management? We learn from Thomas Dannhof, who leads Business Development at Austrian cleaning company BlitzBlank.


Mr Dannhof, what prompted BlitzBlank to introduce digital asset management?


For one thing, in the past we never really knew where our assets were. In some cases, there was even shrinkage


when an object was terminated. On the other hand, we wanted to optimise the running times of the machines, since we usually


procure and operate our machines via a


rental model. This is because we have noticed that the subjective perception of the site managers about the machine requirements can sometimes deviate greatly from the actual running times.


Digital asset management provides clarity here. Ultimately, the aim is to have fewer machines in the future, but the right ones. To sum up: firstly, it's about automated inventory and secondly, it's about checking the performance of the equipment.


How does BlitzBlank use the chosen ToolSense platform in detail?


First, we created a ‘digital nameplate’, which we now use to register all machines. Equipped with a corresponding QR code, we always know which machine with which serial number is involved, regardless of the application. Among other things, this allows us to optimise the maintenance process. If a problem occurs, a ticket is created and then the maintenance process is handled digitally all the way to the supplier. We also use statistical features and, finally, the possibility of tracking.

How many digitalised machines and assets are we talking about?


We started with our 40 floor cleaning machines. Currently, we have almost 500 assets from around 25 different manufacturers and have connected around 70% of our entire equipment fleet to the system – from floor cleaning machines to high-pressure cleaners, vacuums and washing machines to tools such as ladders or safety harnesses.


Of course, not all of these assets are fully integrated in the maintenance process. This will always depends on the extent to which the manufacturer will also support the asset management.


What costs should be calculated for this?


This is difficult to answer in general terms, and always depends on the individual design of the platform. At BlitzBlank, we have defined that an IoT module is worth 5% of the investment costs over the lifetime of the machine. In concrete terms, we are currently averaging between £20-25 per machine per year.


However, digital asset management isn’t a project that pays off in the first year. It pays for itself over time, through two things: on the one hand, we are sure to reduce our machine costs by up to 15% in the medium term, and on the other it saves us an enormous amount of human resources.


What does a service provider have to consider if they want to follow a similar path?


You have to get it into people's heads that digital asset management is not a control medium, but a tool that helps them to do their work better with less effort. Therefore, it is essential to go through all possible communication channels in advance to get the employees on board. If they are not behind it, you can forget the whole system.
