Broadstone Neighbourhood Forum Update We took the opportunity to have
a stall at the Family Fun Day in July. It’s a couple of years since we last did this, and the response was extremely positive. We certainly had far more visitors to our display than on previous occasions. It was a good opportunity to explain some of the changes to the policies that had been made as a result of the latest round of consultations.

property extensions have steadily increased over the last few years, proposals for new properties on windfall sites have been few and far between. However, there has been a recent increase in such proposals which are based upon land severance. Such proposals frequently raise issues such as backland development and impact
The main interest centred on our open spaces policies and our aim to protect and improve environmental quality. There was support for a new policy we have introduced. This identifi es six small open spaces in Broadstone that currently appear to be unprotected and designates them as public open space. They include a wooded area at the junction of Lytchett Drive with West Way. This forms a small extension to the green corridor of the Trailway. Okeford Road and Greenhayes both have attractive areas of ornamental trees and maintained grass, which provide signifi cant amenity value to residents in both roads. Finally there is a signifi cant green link between Merriefi eld Avenue and Greensleeves Avenue, which acts as an important wildlife corridor.
Other policies require new housing to preserve or enhance biodiversity as well as optimise orientation in order to take advantage of the sun as a heat source. In addition, because Broadstone has more properties at risk from fl ooding due to excess surface run-off than elsewhere in Poole, it is important that new developments utilise natural drainage features and minimise the use of non-permeable materials wherever possible. The use of grey water systems is also being encouraged. These are all important elements of high quality sustainable design and should lead to the realisation of one of the Plan’s main objectives - improving the quality of residential environments.

upon the street scene. The Neighbourhood Plan includes policies which, while supporting development on windfall sites, also addresses the potential impacts to ensure the proposed new properties contribute positively to the street scene in terms of character, design and amenity provision.
Hopefully, the next update will be able to report on the Plan’s progress through the remaining statutory hoops.
