F/F. So, with Brexit, various terrorist activity, US elections etc. etc. how was 2016 for you? C.G. Well, as you might imagine, it was a very challenging year, but ultimately a very successful one. We had a major staff upgrade last January, which turned out to be the best thing that could have happened for us! With a fresh and rejuvenated team we have reviewed many of our procedures, systems and websites etc. resulting in, amongst other benefits for our UK buyers, much enhanced web ratings across all our websites, and much better data gathering and analysis of our sales and vendor history. Brexit did not turn out to be a serious issue for us, with terrorist activity in France and several other EU countries, plus Turkey and other north African countries like Tunisia and Egypt, Spain can be regarded as the ‘safe bet Place in the Sun destination.’ The same goes for the Trump vs. Clinton issue – what a choice! So, we can claim with great satisfaction that 2016 was our tenth successive year of unbroken record sales!


F/F. What are your plans and strategy for 2017? C.G. We are strengthening our sales team further, with the arrival this month of Martin Shaw, who was formerly the UK Commercial Manager of Center Parcs (8yrs), and has a home in San Jaime. He then worked in Jeddah, UEA, Angola, Abu Dhabi, Qatar and Dubai, in a senior executive capacity, for the past twenty years. Martin brings great experience, knowledge and expertise in the marketing and sales of international, high value projects. Our other major change for the New Year is the introduction of our unique ‘Vendor Personal Log-In’ feature. This will allow each vendor to use their personal code to access all viewing feedback, history including offers etc; and progress of sales – 24 hours a day. We are the first agent in the area to implement such a system, which will work in conjunction with our current established policy of providing client viewing feedback within 24 hours of all viewings. We will also be updating and refreshing our office here in Moraira. Being Moraira’s largest

and most successful ‘sales only’ agency, there can be no room for complacency; we continuously strive to introduce new innovations and develop new systems, to enhance our service to both our vendors and our buyers.

F/F. We can’t help but notice that amongst the plethora of new agency offices opened within the last two years in both Moraira and Jávea, several agents have disappeared. Why do you think that is? C.G. Yes, we are aware of at least five agency offices having closed during this period. As soon as any particular market shows the first sign of recovery every Tom, Dick and Pedro presents himself as a new ‘Expert’, they see what appears to be an attractive gross return, without consideration of all the costs involved. Others burst onto the market in a blaze of glory and find themselves in a position of overtrading ahead of a sound financial base. The end result is usually the same; they close their office, if indeed they have one, but what happens to the deposits held on their clients behalf and the security risk of sets of house keys, held on behalf of their vendors? The obvious moral of this is to use a good local agent who is well established and enjoys a good reputation.
