When it comes to real estate weather does make a difference and because I find myself always talking about weather with home sellers who are greeting me as I arrive at their open house time with comments about the days weather I thought I’d clarify some ideas sellers and buyers have about weather and how it affects the saleabili- ty of their home.

WE all love to talk about the weather. It is the common greeting when we meet strangers ..”nice weather we’re having”...or “how about this weather!”
So...I arrive at the front door for my Sunday Open
House...it is a beautiful day, sun shining like it has seems almost all this sum- mer, and this beautiful Indi- an summer season we are all enjoying. The home- owner says “Wow! Beauti-
ful weather for the Open House..right Teri!” and my answer is “wrong”
....it seems the nicer the weather the less people come out to view Open Houses. They get busy with their own gardens, pool parties and barbecues , fall fairs and winterizing their gardens. If it is cold or rainy though they get ready and off they go to Open Houses! Strange but true.
Farm sales are a big part of what I do and they are even more so affected by weather conditions. Soon as spring has sprung , with the buds popping on the trees, robins jumping around looking for worms and spring bulbs flowering

seems anyone who likes country and nature starts dreaming about a move to the country. Mind you the viewing of country proper- ties isn’t great because it can be very muddy so that is a turn off.
Summer, most people think, is the ideal time to show or offer for sale a farm property. And this is right but again a little ele- ment of negativity with this time of year is the poten- tial buyer, often times from the city and contemplating a move to the country, is standing looking at all the manicured lawns (as they should be if you are sell- ing!) and he is is contem- plating the size he”s view-
ing to his own little city patch of lawn as he is standing in humid dry sum- mer conditions. He feels hot and drippy just looking at the yard work, he’s swat- ting the flies that are preva- lent in summertime and thinking “who’s cutting all this grass in this
heat...and what about these flies!” not always a good time to be showing a farm that is going to require extensive outdoor maintenance. Now lets move into Fall. Ah! Yes!
Fall...the perfect time in my opinion to sell rural property. It’s cool ( “ I can cut that lawn..why it’s so beautiful and cool out here I could cut and maintain one twice this size!” the buyers thinking.) he’s also not going to see or feel any insect members swarming him or biting his skin. Per-
fect. No bugs, no problems. And breathe in that crisp, clean air. “ Are those apples we smell?” and “oh! My goodness looking at those breathtaking fall tree colors.” “why this IS heaven.”
See why its so perfect!! then lastly Winter, the dreaded Winter. “ Teri, we don’t want to sell in the winter! Teri we can’t move in the winter.”
“Thank God we don’t live in the country!”
Even though I personal- ly love the clean stillness of winter and the way the spruce and pine trees are loaded with winter white and the softness of big flakes of snow as they fall is so romantic and peaceful, I have to admit as I am driving people to look at the rural properties in my big 4x4 truck through slip- pery, icy bad weather con- ditions.... all I hear is
