The burgeoning student property market has come into the spotlight this year and is set to be one of the most hotly debated topics at this year’s Property Investor Show & OPPLive. Indeed, this year’s seminar

that the high level of demand is making this sub-sector of the market a particularly attractive option. “The student accommodation market continues to perform very strongly,” Law says, “with dedicated student apartments in London and the regional cities such as Sheffield and Manchester commanding interest from domestic and overseas investors.” “A shortage of new-build
developments, coupled with ever growing demand and rising rents, has led to
growing gross yields in the student sector.” “These yields are currently
in the region of 7.5% to 8.5%.” Although new UK
legislation will see tuition fees for British students rise to £9,000 per year in some cases, Law believes that demand for student accommodation will still remain buoyant. “We do expect the number of applications from UK students to reduce, but it is important to remember that there are many thousands more
applicants than there are university spaces so demand for student accommodation will be sustained and the detrimental effect on house prices negligible.”
