Within 2024, covering the West Yorkshire region (and a bit further afield sometimes), we have managed to transact on over 425,000 sq ft of stock within the year, which led the Eddisons Bradford team to be the most active agent, in terms of deals transacted, in the region for the year, according to EG Radius.
This included deals such as c50,000 sq ft on c3.7acres being sold to a local owner occupier and over 70,000 sq ft let to a logistics firm on a long term basis.

We are a general practice agency covering a range of property sectors including industrial, office, residential blocks, land (both residen- tial and commercial), retail and some special- ist sectors (healthcare, care homes etc).
2024 did of course come with its difficulties – the election and the uncertainty with this and then the following budget and the ongo- ing financial and economic concerns which seem to be continuing into 2025. We, how- ever, ended 2024 on a high note and stayed on track to have a successful year.
Now we are in the New Year, we are keen to go again, and working with our clients, look to build on 2024 to another successful year.
In 2025 Bradford is the UK City of Culture and with strong business and community support the year has the potential to reset some of the perceptions of the city. We will see sub- stantially more visitors to the city and the dis- trict, and we believe increased investment will follow as the potential of Bradford within the wider region will be better recognised and understood.
We deal with a wide range of stock both free- hold and leasehold, and find that demand is still high, particularly for good quality indus- trial units. There continues to be a lack of stock on the market. A number of industrial units we have dealt with have achieved over the asking price and we expect demand will remain strong in 2025. We need to see the promised planning reforms delivered and more land released for employment use.
Quality investments, across all sectors, have also been in demand, where again our recent deals have led to best and final offers due to a strong level of interest.
The office market has, of course, changed over the years with hybrid working. We are, how- ever, seeing a shift with employers looking to bring staff back to the office and we expect to see this trend continuing in 2025.
Our existing clients continue to be active and despite the headwinds we see opportunities across the property market. We are optimistic for 2025.
