The North East
Ceremony marks official completion of major North East industrial development
Greenbox Darlington has officially reached completion, delivering over 400,000 sq.ft. of top-tier sustainable, Grade A logistics and industrial space in the North East.
This completion represents a significant mile- stone for Greenbox, an innovative joint ven- ture platform built by Partners Group, one of the largest firms in the global private mar- kets industry, acting on behalf of its clients, in conjunction with Citivale, a specialist logis- tics Developer and Asset Manager. Greenbox delivers best-in-class infrastructure with out- standing ESG credentials.
The official completion ceremony took place on Wednesday 5th March and was celebrated by the wider project team, including Partners Group, Citivale, and Winvic Construction alongside agents and interested parties. Also present were Councillor Stephen Harker, Leader of Darlington Borough Council and Councillor Chris McEwan, Deputy Leader and Economy Portfolio Holder of Darlington Borough Council.
Greenbox Darlington comprises three prime industrial units, ranging from 84,950 sq. ft. to 215,360 sq. ft. The units were designed to achieve Net Zero Carbon in Construction and Operation alongside an EPC ‘A’ and BREEAM ‘Excellent’ rating, setting a standard for how the commercial real estate sector can tackle the climate crisis and improve the sector’s environmental credentials.
Throughout construction, Greenbox placed an emphasis on environmental stewardship and energy efficiency, achieving this through the development of a green supply chain

collaboration and accompanying on-site sustainability initiatives.
As a result, Greenbox Darlington stands as a model for the delivery of energy-efficient, future-proof buildings thanks to its imple- mentation of new innovative technologies and sustainable construction methods. Greenbox has pioneered the use of Liquid Petroleum Gas (LPG) at its Darlington site, achieving a 44 tCO2e reduction over 22 weeks onsite. This lower-carbon fuel alternative reduces emis- sions during construction, minimising reliance on carbon-intensive fossil fuels and promot- ing the use of sustainable technologies.
Strategically positioned within close proximity to both the A66, and the key arterial A1(M) route, Greenbox Darlington provides excellent road access for both national and local occu- piers. Stockton-On-Tees, Middlesbrough, and Durham are all within a 30-minute drive, while the nearby Teesside International Airport, as well as the ports of Hartlepool, Sunderland, along with the Freeport of Teesside allow occupiers of the site easy access to global markets via low-carbon locations, helping to build better, more sustainable futures for the UK supply chain.
Marketed by leading property agents Savills and HTA Real Estate, units at Greenbox Darlington offer 50m yard depths and 50Kn per m2 floor loading, delivering bespoke spaces tailored to individual occupiers’ spe- cific requirements.
James Appleton-Metcalfe, CEO at Citivale, commented: “We are delighted to have cel- ebrated the official completion of Greenbox
Darlington alongside our partners and impor- tant local stakeholders. Greenbox Darlington embodies our commitment to delivering sus- tainable, Grade A logistics space that meets the evolving needs of modern businesses.
By targeting Net Zero Carbon in Construction and Operation, we have not only reduced emissions but also empowered our prospec- tive occupiers to operate more sustainably from day one.”
Councillor Stephen Harker, Leader of Darlington Council stated that: “Darlington is quickly establishing itself as a great place to live, work or do business. The state-of- the-art facilities available at Greenbox are setting new benchmarks for sustainability in the logistics industry which will help to attract further investment to the town and will cre- ate more high-quality jobs for local people - strengthening our local economy as well as supporting our ambition to be carbon neutral by 2040.”
Danny Nelson, Managing Director – Industrial, Distribution & Logistics at Winvic, added:
“Sustainability is at the heart of everything we do at Winvic, and partnering with Greenbox has provided a fantastic opportunity to drive innovation in sustainable industrial devel- opment. We are immensely proud to have played a key role in delivering this Net Zero Carbon development, ensuring sustainabil- ity was embedded at every stage through active collaboration with our Green Supply Chain partners.”
