Greenbox Thirsk set to deliver more than 800,000 sq. ft of market-leading industrial assets

Greenbox Thirsk

Located in North Yorkshire, Greenbox Thirsk delivers sustainable, market leading manu- facturing and logistics space in a constrained market. The site has been masterplanned to provide three new industrial/warehouse units, but with an outline planning consent for up to 819,710 sq. ft. the site offers occupiers the flex- ibility to customise a space of any size to meet operational needs; whether you require a stan- dalone unit or a large-scale distribution hub.

Greenbox is an innovative new platform with a strong commitment to exceptional sustain- ability policies and responsible ESG policies developed by Partners Group, one of the largest firms in the global private markets industry, and Citivale, a specialist logistics Developer and Asset Manager.

In line with Greenbox’s commitment to the environment, each unit in Thirsk has been designed to target Net Zero in Construction, BREEAM ‘Excellent’ and EPC ‘A’ ratings.

The site has had recent enabling works com- pleted, and additional power is currently being brought to site. Each of the three units will utilise air source heat pumps, as well as a fully photovoltaic panel ready roof whilst also harvesting rainwater. Additionally, 10% of the site’s parking capacity will be reserved for electric vehicles and 100% will be futureproofed.

Alex Reynolds, Development Director at Citivale, commented: “As a platform, Greenbox is committed to delivering best- in-class logistics infrastructure that upholds the highest standards of sustainability and responsible ESG practices.”

Unit 1 totalling 365,464 sq. ft. has already secured full planning consent and has recently been tendered, allowing us to

deliver this unit in as little as 42 weeks. As the next significant milestone for Greenbox Thirsk full planning consent for Units 2 & 3 is expected imminently in partnership with North Yorkshire Council’s planning team.

Greenbox Thirsk is strategically situated in an established hub for manufacturing and dis- tribution, offering its occupiers an attractive proposition for those looking for first-class sustainability focused logistics infrastructure. Located just 4 miles from the A1 and adja- cent to the A19, Thirsk benefits from easy connections and north/south access and is within 100 miles of several major cities such as Middlesborough (31 miles), Leeds (35 miles), Hull (62 miles) and Manchester (83 miles), as well as significant towns including Ripon (8 miles), Harrogate (20 miles) and York (24 miles). The location is home to key occu- piers, including Cleveland Steel & Tubes (CTS), Inspired Pet Nutrition (IPN), National Tube Stockholders (NTS), Severfield PLC, GRIEFF, Cargill, Wetherby Group and I’Anson.

The development is not only positive for potential occupiers of the space but also for local jobseekers. 11,000 people in the region are existing employees in the transport and storage sector, with 34,000 people in the local area employed in manufacturing (5% higher than the UK average).

Reynolds added: “Greenbox Thirsk offers a golden opportunity to further address the supply/demand imbalance of employment space in North Yorkshire and act as a catalyst to welcome new business to the area. The North Yorkshire community, coupled with the region’s industrial history leave us with little doubt that the development will make a pos- itive impact at both local and national levels for the environment and the infrastructure of the UK logistics supply chain.”
