THE OLIVE


Located in the new township of Sunsuria City in Sepang and being the first high-rise residential development, the


aim is to create a multitude of social and recreational spaces, and give a sense of resort-like living environment.


ARCHITECTURE The idea is to create three apartment blocks that sit on the ground rather than on the podium. This allows the amenities and facilities—such as gym, games room and multi-purpose hall—to be directly accessible from the swimming pool decks and jogging tracks, creating a connection of almost 5,000 metres. A variety of recreational facilities are built around the swimming pool decks, aimed at promoting social interaction among the residents.


The car park block is designed as a lean structure with passive cooling features that minimise mechanical ventilation. Vent

blocks on the façade of the car park help to break the monolithic structure. The residential blocks are orientated north-south to minimise solar heat gain. The ground floor lobby areas are open on both the north and south façades to take advantage of the prevailing winds to promote cross ventilation. The jogging tracks are dotted with shrubs and trees to provide shade.


CONSTRUCTION As the first high-rise residential project in Sunsuria City, an economical and efficient method of construction had to be adopted. The building period was short and so the contractor proposed the use of a shear wall system with reusable steel formwork, which improved efficiency by approximately 30 per cent. Transfer beams and double slabs that were initially proposed were replaced with a single transfer plate system, which contributed to substantial budget savings
