wave of demand we experienced here in the last few years. This high demand, coupled with a sense of urgency, was, of course unsustainable, however despite the market levelling out in recent months, there are still many more buyers looking for homes in South Devon than before the pandemic started. Waterfront and coastal properties are star performers,
and I would suggest premiums to be in line with the national average of 22.6 per cent. The resort towns of Dartmouth and Salcombe typically command the most attention and due to the gap in demand versus supply – are selling very quickly as a result – with the most competition on homes with frontline and direct water views. Village life has been in high demand too, driven, not
least by a new-found emphasis on community following the pandemic, alongside the usual pull-factors. The most desirable villages are those that represent best-in-class – offering the perfect blend of picture-postcard looks with amenity and that all-important community feel. New analysis from Savills researchers has identified
the top five most sought-after villages in Devon – all of which are in the South Hams. The quintessential English country village of South Pool, on the wooded banks of

the Kingsbridge & Salcombe Estuary, came in first place, with average sale prices (excluding new build homes) in the five years to July 2021 reaching £999,000. Upstream of Dartmouth, on the west bank of the River Dart, is the incredibly pretty village of Dittisham, the second most desirable village on the list, with average values of £734,548. Along the coast to the west of Salcombe, the coastal villages of Thurlestone and Bigbury come in third and fourth place on the list, with sales averaging £728,532 and £654,408 respectively. Further west along the coast again, the stunning twin villages of Newton Ferrers and Noss Mayo complete the list with prices averaging £618,600. All five villages on the list are on or close to the water, which is testament to its longstanding appeal to buyers. We are continuing to see many buyers keen to take
advantage of the new working patterns they have established following the pandemic. For example, the other day I sold a house to a couple who had worked in the city all their lives but now need only to be physically present in the office once a fortnight. A huge step- change and an incredible opportunity to bring forward their long-held aspiration to move into the county. As we move into autumn, we are expecting a busy few
months ahead, as holiday-makers return home after a gloriously sunny summer break. Perhaps unsurprisingly, a hot summer tends to create a surge in enquiries from holiday makers who, once having returned home, dream of buying a property in our region. It has been known for us to sell more houses in November than any other month during the year as a result of a good summer!
