Formed in April 2019, Modus have brought together expertise and skills from all areas of both pre-contract and site construction. Simon and Danny together have 50+ years’ experience in housing development, including Directorial positions at Westleigh Developments with its extensive track record and strong reputation across the region. Modus have hit the ground running and continue to work with their trusted supply chain of consultants, designers, suppliers and sub-contractors which offers continuity of the quality product expected by clients and home owners alike. Given the experience of the Modus team and a long history of delivering quality housing in the industry, the NHBC have awarded the company A1 status. Danny goes on to say “We are delighted that the NHBC have put their faith behind the business and we look forward to working with them on many schemes as the company grows”.


Also a Director at Modus is Joel Denham who brings his own 20+ years of experience to the team. In addition to Modus, Joel is the Managing Director of civils and groundworks contractor C3 Construction who are a well established and successful Midlands based contractor. Together, the partnership of Modus and C3 provide a service to Housing Associations which is of the highest quality, cost effective and risk free. As COVID-19 affects the entire industry, Modus have been working closely


with specialist health and safety advisors CSA Safety Solutions Ltd to ensure both the office and site environments are safe working places for site operatives, employees and visitors alike.


As well as working with NCHA to provide a high quality sales product for shared ownership sale at Bagworth, last year Modus also started their development at Bakewell Road in Matlock. In partnership with NCHA this scheme will deliver 57 plots, some of which are affordable rent and the remainder shared ownership. At this development in the beautiful Derbyshire Dales, Modus have chosen a high quality palette of materials to fit in with the character of the existing historic town. The combination of visually attractive high quality materials, excellent workmanship and well thought-out design will provide people with homes they will be proud to live in.


All Modus properties are constructed from a timber-frame system. As well as benefitting from quality and speed of construction, this sustainable source of materials also offers the opportunity to provide an energy efficient envelope which far surpasses traditional forms of construction.


Timberframe also provides a structure which prevents heat loss, keeping the running costs to the end user to a minimum.


In an exciting expansion to the team, Modus have recently appointed Dale Meredith as Development Manager and James Badham as Commercial Manager. Both these acquisitions add strength to the company with Dale’s experience in technical site appraisals and delivery of complex sites and James bringing skills in all areas of pre and post contract management. Danny adds “We’re delighted that Dale and James chose Modus for their next challenge and we are confident that they will reinforce the success of the business moving forwards”.


Modus are working with several housing associations across the East Midlands region to bring the next developments live. Working with both existing and new clients, a total pipeline of over 150 plots will be delivered by the end of 2022 across the East Midlands. Simon also added “We have the skills and expertise to unlock difficult brownfield sites as well as delivering a quality end product on greenfield sites. We are always on the look-out for additional opportunities”.
