They say that moving house is one of the most stressful things a person can do. The hardest thing is getting started, so here are some helpful hints and tips to get you on your way.


If you are purchasing a property:


• Before you even start looking for a new property, get some mortgage advice from the outset and an offer in principle to hand from your preferred lender. You will need this to make an offer.


• One of the first letters you will receive is our initial client care letter, this asks you to complete a number of forms and to bring your identification into the office. The sooner we receive this, the sooner we can start your transaction.


• We would normally estimate six to eight weeks for a purchase transaction, but this is subject to change as we are reliant on third parties such as your lender, search providers and having enquiries answered by the seller’s solicitors. Therefore, do not agree moving dates, hand in your notice on a rental property nor book removal vans until we are in a position to proceed to Exchange and Completion.


If you are selling a property:


• Instruct your solicitor earlier rather than later. We can then open up a file and send you out the initial client care letter. This contains a number of forms you must complete about the property. Complete the forms with as much information as possible and then return them along with your identification to the office.


• Gather your paperwork. Go through your paperwork and find any papers you may have about the property; deeds, planning permissions, building regulations, FENSA certificates, boiler services etc. Any queries just let us know!


• Again, we would normally estimate six to eight weeks for a sale transaction but this timescale will be dependent on the purchaser. Again, do not agree any moving dates, sign up to a rental property or book removal vans until you are in a position to proceed to Exchange and Completion.
