There is no argument that waterfronts can offer wonderful opportunities for property investors and developers. A yacht marina lies at the heart of many towns located by the sea or with a navigable river at its heart, yet many marinas no longer meet the needs of today’s users and the requirements of modern yachts. A great many of Europe’s marinas were built 30-


40 years ago. Now at the end of their life cycle, they need to be refurbished and modernised. Regenerating a waterfront substantially increases the value of neighbouring areas by refreshing the local economy, as well as bringing in new companies and the jobs that go with them. Properly planned and implemented, waterfront regeneration is an environmentally-friendly and sustainable way of meeting the modern demands of business and leisure users. Finnish marina builder Marinetek, for example,


is increasingly busy with turnkey regeneration of marinas. Kristian Räme, Marinetek’s Vice-President of International Sales, has remarked that the company’s recent marina modernisation projects have included 700-berth Marina Kornati and ACI Marina Skradin in Croatia, and the complete overhaul of Aker Brygge Marina in Oslo, Norway. He added that a good example of regenerating derelict waterfronts may be seen at Marinetek’s ONE15 Brooklyn Marina

with thousands of berths are in need of regeneration. Jyrki Paulin, a Director of Marinetek MED, believes


that many towns and cities are willing to regenerate their waterfronts, yet lack the funding and know- how to do so. He pointed out that, drawing upon its international network of experts and industry professionals, his company has the expertise to master-plan, execute feasibility studies, design and bring in the syndicate to lead the regeneration works. It can also help decision-makers to evaluate the economic impacts of the proposed investments. A modernised marina will enjoy greater revenue from berthing and also from commercial/retail activities, whilst operational costs will be reduced due to the lower maintenance required by new infrastructure. In addition, there are often valuable opportunities to make substantial gains from waterfront property development. Jyrki Paulin encourages marina owners and


operators, municipalities and institutional investors to open their eyes and explore how under-capitalised marinas and waterfronts can be regenerated to become the urban ‘Crown Jewels’ that will attract boat-owners, tourists and new businesses. David Young

The manufacturer’s planning staff also reorganised the layout of the marina to double capacity.
