Meridian Waterside and Chapel Riverside are prestigious waterfront sites which, when developed by Inland Homes, will kick-start the long term regeneration plans for Itchen Riverside, as identified by Southampton City Council in its ‘VIP’ programme.
The Meridian Waterside scheme is famously located on the site of the former Meridian TV Studios on the western side of the Northam Bridge. Development is well underway on the 350-home community, which will form a new gateway into the city via road from the east.
There are one, two and three-bedroom properties at Meridian Waterside, set in extensive courtyard gardens over two to thirteen floors. There will also be a new publicly accessible park as part of the regeneration, which will enable access to a new riverside walk, opening up this part of the river to the public for the first time.
Inland Homes is also the approved developer for the Chapel Riverside site, located down the River Itchen at the former town depot in Southampton, in conjunction with Southampton City Council. Inland is currently engaged in submitting proposals for a comprehensive mixed-use riverside destination at Chapel Riverside, with about 400 residential properties, marine-based employment space and improved public access to the waterfront via a riverside walkway.
Pioneering in Poole
The South Coast Property Awards’ Regeneration Project of the Year, Carter’s Quay in Poole, is a strong example of what an Inland Homes community looks like. It is an imaginative, sustainable waterside regeneration project, developed on a 9.8- acre brown-field site, formerly home to the Pilkington Tiles factory, which sits adjacent to the backwater channel at Poole Harbour.
Wicks says: “We are very proud of what we are achieving at Carter’s Quay; it’s a stunning new community of high-quality, well-
Apartments at Carter’s Quay, Poole
designed homes which is transforming this part of Poole Harbour. Being recognised as Regeneration Project of the Year is a huge achievement for everyone involved at Inland.”
In December 2014, Carter’s Quay, played host to the then prime minister David Cameron, who visited the development as part of a consultation on the Government’s proposed ‘Starter Homes’ initiative. Subject to the S106 being signed, Inland hopes to begin piloting the scheme at Carter’s Quay soon.
Carter’s Quay is a collection of highly specified apartments and houses linked to a new public quayside, with easy access to the town centre and views over the Twin Sails ridge. When completed, Carter’s Quay will contain more than 250 homes and employment space close to Poole Harbour.
The architecture is traditional with a modern twist, with materials and colours chosen from nearby buildings. The development is built at two levels close to existing houses and slowly rises towards apartments at the waterside, reflecting more urban, multi- storied apartments already present on Poole Harbour. It is designed as a gateway into this part of Poole Harbour.
The homes at Carter’s Quay are completed to the typical Inland Homes high specification, with contemporary Symphony kitchen units, integrated appliances, oak veneer foiled internal doors and stylish Duravit bathroom suites with a choice of wall tiles by Porcelanosa.
There are three distinctive zones in the scheme including a family neighbourhood with gardens and play areas, a main tree-lined street with local shops, businesses, short- term parking and open space and a landmark waterfront development of offices, shops restaurants and apartments.
The development prioritises pedestrians and cyclists, reducing vehicle speeds via hard surfacing and soft landscape design. Carter’s Quay offers freedom of movement and strong vistas towards the water, where new promenades will stretch along the quay.
The open public space at Carter’s Quay will
echo Poole Quay’s historic buildings across the water, and there will be a link between the old lifting bridge and new Twin Sails bridge via a new port link road running through the development, which will relieve the local area’s traffic congestion.
As the first phase of the Poole Bridge Regeneration Initiative, to bring housing, employment space and a new public quayside to the Hamworthy area, Carter’s Quay is transforming this part of Poole Harbour.
The site had been closed to the public since it first became a tile factory in 1854.
Carter’s Quay is opening up access to the waterfront from the Hamworthy side of the harbour for the first time, with walkways and cycle paths unlocking new routes around the harbour.
Inland Homes is the first developer to build on this important brownfield site following the inauguration of the £37 million Twin Sails bridge linking Hamworthy to Poole town centre in 2012. The bridge provided the catalyst for unlocking 26 hectares of brownfield land, making it one of the largest regeneration areas within the South West.
Wicks says: “One of Inland Homes’ many strengths is making things happen. We work hard to turn often problematic pieces of land into successful developments which can go on to regenerate their surrounding areas, improving life for all those living nearby with better infrastructure and amenities. We do this by working in close co-operation with local councils and communities, so that by the time we have sold the last property on a development, everyone is happy.”
