University of Southampton Science Park (USSP) has been a client of commercial agents Vail Williams since 1985 – a long- term relationship forged on client service, which began with advice on the original USSP planning application. Vail Williams’ integrated property management expertise and services have been instrumental in the Park’s development and in realising its potential. Property management specialist Alexandra Finlayson has led on the monthly reviewed account since 2002, and a full-time Vail Williams facilities management team is embedded in the Park’s management structure.


Fareham-based Paul Basham Associates assisted Orchard Homes and Bovis Homes


with the highways implications of their joint venture development at Pitt Manor in Winchester, from outline consent in 2011 to completion this year. With the ‘Winchester Village’ community development near the busy Romsey Road involving 200 new homes and one of Winchester’s four strategic Park ’n Ride facilities for the city, the sustainable travel and construction transportation elements required careful, skilled and sensitive consultation and negotiation with many stakeholders, both private and public.


LSH worked closely with Flip Out UK to secure South Coast launch sites for its family and fitness-focused indoor trampolining business. The aim was to redevelop existing industrial units with ample parking, roadside frontage and quality catchment area. LSH convinced landlords about premises change of use, rent increase potential, and estate enhancement to other occupiers. Plus, LSH introduced non-refundable holding deposits to reassure landlords on Flip Out’s provenance. Three key locations have been quickly secured ... so far.

Dickens, director at LSH, spoke later about the firm’s focus on client service. “For us, client service is a top priority because if we provide a good level of service then we help ensure that clients come back for repeat business and it helps build our clientbase,” explained Jackson.


While very pleased with their new accolade, which boosts LSH’s professional reputation, Dickens explained: “The reason we actually do this job is to enhance our client’s position within the property sector, so our true value is very much in what we can add to what our client is trying to achieve.”


Fully understanding the client’s brief is key explained Jackson. “Then you can break it down and find solutions for their specific requirements.”


Locating and brokering the first South Coast location for Flip Out’s trampolining operations was the most difficult, Jackson and Dickens agreed. Family sport- leisure concepts are not the norm in the commercial property sector.


However, with its local market knowledge, hard work on planning matters, and successful brokering, LSH has obviously helped put a spring into client Flip Out’s trampolining future.
