HOMES & GARDENS / PROPERTY

Selling your home during winter

Since the clocks turned back in October the days have been getting shorter and darker, but there are still ways you can brighten up your home and maximise the opportunities from the winter property market. • Make sure the photographs in your property brochure match the current season. Summer pictures of a house in the middle of winter will only draw attention to the fact that the house has been on the market for some time now.

• Spend time making the garden look as tidy as possible. Dead leaves, weeds and overgrown shrubs should all be dealt with, cut back and cleared away. Summer fl owers may no longer be in bloom but a freshly-mown lawn still gives a great fi rst

impression. • De-clutter and clean your property as much as possible. This tip is relevant all year round but is particularly important for winter time when it’s darker outside and rooms can seem a little smaller. • Time your viewings to make the most of the lightest time of the day. Morning viewings can be a sensible idea. • Keep the house warm and inviting. Make the most of your home’s winter appropriate

On the up

The value of apartments in Tonbridge has risen more than 5% in the last year and, according to Land Registry fi gures, overall sold prices in the area are up 10% on 2012 levels, while Zoopla reports a 5.15% increase in the value of apartments in Tonbridge with buyers paying an average of £236,211. Hot properties in town include the apartments at Redrow’s popular Waterside Reach development, which are priced from £212,995, plus by taking out a Help to Buy equity loan, potential buyers could reduce the initial price by up to 20%. Situated just 50 metres from the high

street, which is home to a range of shops and restaurants, Waterside Reach enjoys a prime location on the banks of the River Medway. The development also offers secure undercroft parking with some of the properties, while the local station offers journey times to London in around 35 minutes.

BOOK YOUR

VALUATION NOW! Whether you are actively planning to sell or let your home, or simply interested in your property’s value, booking a valuation is the best way of gaining an accurate and detailed assessment. Here, Peter Conetta (right), Managing Director of Ellis & Co Tonbridge, explains the benefi ts of booking a professional property valuation.

“Marketing your home for the right price is essential for achieving what you want out of your sale or letting. Although the property search portals can give you a general idea of your home’s value, they are usually based on national fi gures and the properties they are listing, not all properties currently on the market. There are, in fact, many factors that come into the price of a property and it is worth attaining a professional valuation to ensure they are all taken into consideration. “The size of the property, its age, state of repair and location all determine the achievable asking price. for a property. Furthermore, estate agents with a strong understanding of the local area recognise current demand and supply which has a huge impact on house prices. This is essential for ensuring you do not price your property out of the market, which

would make it diffi cult to sell or let. “Your intended outcome for the sale or letting of your property will also determine the appropriate asking price. You might be looking to sell quickly, you might have renovated a property for investment, or you might still be looking for your next home. All of these will require a different pricing strategy to ensure your property sells or lets in your preferred timescale. “Even if you are not planning on selling or letting your property immediately, attaining a valuation can be very informative. You can fi nd out about your local marketplace and what the future looks like in the region. “Finally, during a valuation, your estate agent will be able to offer advice to create a strategy for selling or letting your property effectively.” • Ellis & Co, Tonbridge, 93 High Steet, Tonbridge TN9 1DR, call 01732 770077, email tonbridge@ellisandco. uk or visit www.ellisandco.uk
