Luxury living in the heart of town


A multi-million housing scheme taking shape in Tunbridge Wells on the site of the town’s former hospital is to include facilities for the country’s fi rst developer-led free school

oyal Wells Park features a total of 243 properties being built by the Berkeley Group on the site of the former Kent and Sussex Hospital. Designed as a gated luxury development, it includes a wide choice of residences ranging from one, two, and three-bedroom apartments, through to homes with between three and fi ve bedrooms. There are a total of 43 properties that have been designated as apartments for retirement living, which are anticipated to prove popular with those looking to downsize. Legal fi rm Cripps has already been confi rmed as an anchor tenant for commercial space available within the scheme. The company is expected to take up its new 38,000sq ft offi ces on the site by next summer. The 11-acre development was bought

from Maidstone and Tunbridge Wells NHS Trust in 2012, with considerable work subsequently being done to prepare the location for its extensive redevelopment. According to Berkeley, there has been a


strong response towards its latest venture, with a number of the initial phase of the high-spec site’s properties having reportedly already been sold off-plan. Commenting on its launch, the


company’s Eastern Counties Managing Director Peter Smith said he welcomed Cripps as a key anchor tenant, explaining that the development would provide “much- needed housing” for the area, as well as commercial space and a new free school. Among its key selling points is its central


location in Tunbridge Wells, offering access to a wealth of shops and restaurants, as well as being within reach of the main railway station. The scheme has been designed with a public play area and central landscaped courtyard. Prices for properties released so far include two-bedroom apartments from £465,000 on the site, which have been designed with distinctive layouts. These homes feature a master suite with fi tted wardrobes and an en suite, with ground-fl oor properties featuring a private terrace area.


Each property has a large, open-plan living area, fi tted fl oor fi nishes throughout, and a kitchen offering a range of integrated appliances. In addition, there is also an allocated parking space for each property. As with the apartments on the site, high


specifi cation three-bedroom town houses set over three fl oors have also been released from £700,000. These include a large contemporarily styled kitchen, as well as open- plan living room/dining room on the ground fl oor with doors onto a rear garden. The three double bedrooms are on the fi rst and second fl oors and there is allocated parking outside. Topping the largest end of the scale, the development also has fi ve-bedroom town houses priced from £1,125,000. These have been completed to the same high specifi cations as other styles of homes on the site, but are located within a private area of the development.
