Talega Village Center Tenants See a Brighter Future

by Bill Koelzer J

ohn Renaud owns the local version of the elegant V’s Barbershop chain - and five times his shop was voted the best

barbershop in San Clemente. It was six years ago that John located his shop in the 103,000- square-foot Talega Village Center, just off Ave. Vista Hermosa. John quips about his success there. “We do

more shaves than anyone in Orange County! It was a difficult time back in 2008, though,” he says, “we were the second tenant to move in. But when the economy crashed, some tenants who were scheduled to move in didn’t, and others who came, went bankrupt and left. The center has never been filled up, but now things are looking up.” That’s because about two months ago, the

formerly struggling center was bought for $23 Million by Equity One, a real estate investment trust that principally acquires, renovates, devel- ops and manages neighborhood and commu- nity shopping centers. John was told that both a Ballpark Pizza

and a Los Golondrinas Mexican food restau- rant will soon be moving into the Center. Elaine Barnes, Manager of Ralph’s Fresh

Fare said, “This center is very much a commu- nal place. I have been at this Ralph’s only since Valentine’s Day, but I like this center a lot” (A footnote - Go to Elaine’s Ralph’s and

look anywhere as I did, right after one of her 70 employees told me how spotless the store is. There is not a speck of dirt or produce remnant anywhere on the floor, as you find in most gro- ceries. Elaine says, “Cleanliness is a special pol- icy of mine here.”) Alexander Pinot and his partner, Anne-So- phie Derre, own the Barnoa Wine Bar, opened

September 4th, 2013 serving craft beer and wine from all over the world. Alexander, who grew up in the wine-fa-

mous Bordeaux region of France, originally had a business importing standup paddleboards, surfboards and related products to France from San Clemente. Waving a curved arm, he simu- lates a crashing wave, “Few local surfers know it, but waves are amazing in France, sometimes even better than here.” Once while visiting San Clemente he went

to a business lunch at the Sun Dried Tomato restaurant saw the Talega shopping center and learned that he could have a business there. He says, “In France we have lots of com-

munity-oriented wine centers. And so we are here for the Talega community at large, being their local wine bar. It’s less rushed here---not so commercial. Not like being on main street. Many of our Talega patrons come in after work or before dinner and so our happy hour is 4-6 pm.”

“We built our business slowly,” Alexander

admits, mainly for the locals, little by little, word of mouth has always been our main way to increase business.” He says with pride, “We get busy, and

some nights we may have nearly 50 people. There’s live music on Friday and Saturday, all types - country, rock and roll, jazz, gospel. Pa- trons love our ‘Tapas Wednesdays’ where you get free tapas with every new glass of wine.” Kimberly Krone is the Account Represen-

tative specialist with Kim Forsyth Ins. Agy. Inc. - the State Farm Insurance office in the center. She works there with three other agents, in- cluding branch owner, Kim Forsyth. Kimberly says, “We decided that she would

be ‘Kim’ and I would be ‘Kimberly’ to keep things straight. Kim Forsyth has 13 years with State Farm, and is well known in community. There are lots of wonderful state farm agents in San Clemente, but people really love Kim.” Kimberly hands me a card and

smiles, “We give a $25 gift card for a referral.” The office is richly dec- orated with excellent designer furni- ture that makes visitors feel comfy and right at home. If you visit the Wells Fargo in

Talega Village, chances are you will know some of the staff because 90% are local to San Clemente and San Juan Capistrano. Store manager Jen- nifer Moir says, “We will get it right the first time, because we know we will see you at the grocery store!” And it is with this service that the store is doing well, thriving and growing.

The store strives to be the best in customer

service, specializing in a concierge experience for both business and high value customers and
