Recent top hospital projects in the planning pipeline


General Hospital (£200m-£230m) Plans have been submitted for a new 350 bed general hospital near Dumfries in conjunction with Keppie Design with a full planning applica- tion expected in January 2013.


Orthopaedic Unit (£90m-£100m) The new 124 bed hospital project (combined with a 347 dwelling resi- dential development) at the Royal National Orthopaedic Hospital in Stanmore, North London continues its progress through the planning process with architects Llewelyn Davies Yeang and Devereux.


Mental Health Unit (£35m-£40m) Blackpool and Fylde councils are finalising planning permission for a new 15 ward mental health unit in Blackpool in conjunction with BDP Architects.


Radiotherapy Unit (£50m-£60m) The Western Trust in Northern Ireland and Department of Health in the Republic of Oreland have submitted plans for this new unit at Altnagelvin Hospital to serve patients on both sides of the border.


Hospital (£20-£25m) Nuffield Health supported by archi- tects P+HS have submitted plans for a new, three-storey 6,600 sq m hos- pital in Cambridge to replace the existing hospital buildings.

Assael’s design for Site 1 of Paddington scheme submitted for planning


Amwaj Property Limited has submit- ted a planning application for Site 1 of Assael’s emerging masterplan for North Wharf Gardens in Paddington. The £70 million mixed-use scheme, will deliver 150 new residential apart- ments as well as retail, business, social and community space and an improved public realm. The overall masterplan covers 1.48


hectares in Paddington, on the site of the former North Westminster Community School, within the City of Westminster. Subject to consent, Site 1 will start on site in 2013, with comple- tion due in 2015. The first phase will include the


widening and public realm improve- ment of Hermitage Street for two way traffic and the development of a number of buildings ranging between 11 and 15 storeys in height. This will consist predominantly of residential accommodation, as well as 1,250m2 community space, 560m2


of of retail space


and a gym. Public realm and open space is integrated into the design and will comprise soft green spaces broken up by hard landscaping, play areas, seating areas and open grassland. Private amenity space for residents will include balconies and roof terraces. The residential units will be designed


to meet Code for Sustainable Homes Level 4 and other uses will be rated BREEAM Excellent.


The theme of connectivity runs


throughout the scheme’s design to create a vibrant development that responds to and ties in with its area. Russell Pedley director of Assael said: “The masterplan for this site creates a new residential quarter for Paddington Basin and completes the regeneration of the area. It is designed to be cultur- ally rich and provide a mix of spaces to complement the needs of the Basin and the local area. Crucially, particular emphasis has been placed on public spaces, and pedestrian routes run through and around the site. To inte- grate it with its surroundings the main focus will be a new landscaped garden accessible to residents and workers in the neighbourhood and beyond.”


Hanover submits plans for the imaginative redevelopment of St Luke’s Hospital site


Following extensive local public con- sultation, including three public exhi- bitions and discussions with local residents and stakeholders, Hanover Housing Association has submitted a planning application to Haringey Council for 173 new homes on the 6-acre site of the former St Luke’s Hospital on Woodside Avenue, Muswell Hill. The Hanover proposals are for a development of high specification


homes influenced by the standards recommended by the HAPPI report – Housing our Ageing Population Panel for Innovation. They respect the existing mature


planting, the listed and locally listed buildings and the character of the conservation area. A key element of the project is the revitalisation of the garden landscape at the centre of the site.
