We are developing four new services to be added to Business Gateway over the next year, including:


● day list enquiry


● search of the index map (SIM) allows properties to be identified that don’t have a postal address


● official search of the Land Charges register/index (K15) ● official search of part with priority (OS2).


This will then provide a comprehensive range of information that can be automated through clients’ case management systems (CMS) for the conveyancing process.


Add value products and services


Expanding and enhancing our range of add value products and services is another way in which we seek to innovate to the benefit of our customers.


We draw on our extensive repository of property data to develop a range of information services to facilitate record management and prevent fraud, adding value to making key planning and property ownership decisions.


These services are designed to integrate with customers’ existing processes, providing convenient and effective access to information in user-friendly formats.


House Price Index


Our House Price Index is the most accurate independent house price index available. Using our data set of completed sales (available from January 1995), it is the only index based on repeat sales. It includes figures at national, regional, county and London borough level for any range of months.


The monthly price paid dataset subscription service offers a comprehensive breakdown of all residential sales in England and Wales for full market value. Or alternatively there is our standard report service, a bespoke-style service providing aggregated house price information in manageable geographic chunks as far down as postcode sector level.


Data Matching Services


Keeping consumer data relevant and up to date can be challenging in an environment where property address and ownership information is constantly changing (we receive an average of 14,450 applications a day to make changes to the Land Register).


We have addressed this by developing a property address and ownership service which allows confirmation of whether a property is registered to sole or multiple owners and confirmation of an individual’s address prior to providing any services. This type of data can even aid the determination of an individual’s propensity to pay outstanding debts and highlight fraudulent claims.


These Data Matching Services can bring consumer information up-to-date, ensure the accuracy of data and allow confidence in the information. Database management solutions and property ownership verification in bulk can be addressed in three formats developed to suit differing needs dependant on

volume of data, frequency of confirmation and the level of IT investment available.


Property Portfolio Consolidator


One of our most successful products over the past year has been Property Portfolio Consolidator.


The service provides a detailed analysis of a landlord’s registered portfolio, including property descriptions, tenures, owner details and charge information derived from the Land Register.


Property Portfolio Consolidator is designed for all major landowners but holds unique benefits for social landlords, helping them manage their property portfolio more efficiently, effectively and economically in accordance with Tenant Services Authority and Welsh Assembly Government regulations.


The results of the service will also give confidence to potential investors and providers of financial services to social landlords.


Electronic Extent Data


Spatial geographical information can help organisations identify all the registered property owned within a defined geographic area or registered to a given name. Electronic extent (Polygons) information – which has the Land Registry title number embedded – is supplied as a file that can be overlaid onto the customer’s geographical information system (GIS), providing a visual representation of land ownership. Further information from the register can also be provided as part of a package.


Land Registry has also developed Monitoring Services to ensure the data provided by the two aforementioned services stays completely up to date


Illustrative Plans


We appreciate that not all companies have a database linked to spatial data and have therefore developed Illustrative Plans – an electronically created paper plan showing the extent of a list of title numbers (illustrating title ‘position’ on an up-to- date Ordnance Survey map).


Charge Validation


To help with the risk management of lending we have developed Charge Validation, which provides a clear audit of lenders’ portfolios to help confirm the existence of a registered charge and the priority of secured loans.


There are many reasons why lenders might need to check whether their charges have been registered or protected on the register. Whatever the reason, Charge Validation provides speedy confirmation delivered in a convenient and easily digestible format, enabling more efficient and effective record management.
