he schools are back after their Summer break and we hope that the traditional surge in demand that usually kicks in towards the end of September and lasts well into November is on its way. The beginning of August was very busy for our agency and I had considerable hope for a busy period. From mid way through the second week in August the tap was turned off and the usual slow Summer market started. Speaking to Estate Agents, Chartered Surveyors and Solicitors throughout the country it seems that we may be in for a tough time over the next few months

although many so called experts have tried to predict the housing market over the past few years and most of them have got it wrong. I always say that a week is a long time in the property market and if only the press would stop being so pessimistic, I am sure we would have reasonable market conditions. I have to say that there is considerable pressure on property prices at present and some of the most recent sales in the town have been agreed at lower levels than we would have seen over the past number of years. Pricing is absolutely key at the moment and for any potential vendors looking to place their property on to the market in the near future they must ask their Estate Agent to provide evidence to back up their estimated value.

At the time of writing, the third week in September, the weather is fantastic and I can’t think of anywhere I would rather live. This is the opinion of many, so although prices may fluctuate there are always potential buyers for Dartmouth. Of course in the slower market those properties with views tend to generate a lot of the interest and there are some great properties on the market at the moment with fantastic water views. Today’s buyers have an excellent choice with an influx of instructions, although they cannot rest on their laurels as these properties still generate considerable interest. I look forward to informing you of a very busy end to September and October.
