Board Approves New Building Rising material prices prompt board to act to lock in best deal

t their monthly meeting in July, the Kiamichi Electric board of trustees approved the option to build a new office building and warehouse. CEO Jim Jackson said the decision accomplished key objectives that remained paramount to the board as they pondered various alternatives. "First, it effectively solves mold and water problems that have been an ongoing problem in our current building, Second, it brings us into compliance with the Federal Disability Act, and third, it provides safe, adequate and functional space to meet Kiamichi Electric's anticipated future growth," Jackson explained. It also remains the less expensive alternative to remodeling the existing building by over $28 per square foot, he added.

Kiamichi Electric's new office building, above, will include handicapped accessbile entrances, doorways and toilets, and a storm-proof safe room, among other safety features.

KEC hired OKC-based C.H. Guernsey Engineering and Architecture to evaluate all options. Originally, Guernsey estimated renovation costs at roughly $230/sq. ft., while the estimated cost to build a new facility came to $203/sq. ft.

Jackson explained that building estimates have since increased due to the rising price of metal and other construction

materials. "Our construction manager told us metal prices have gone up almost 20 percent over the past eight months," Jackson said. Adjusting for this increase, the revised estimate for a new facility is now $246.82/sq. ft, he noted, still considerably less expensive than the revised renovations cost of 275.06/sq. ft.

"Either way, the board felt it was important to act. If we waited any longer, pricing would only increase," he said.
