The South East Medway Council: Regeneration Round-Up


500 homes are now occupied by residents. The multi-use scheme has also seen a new primary school and play area open over the last year.


Chatham Town Centre Chatham is Medway’s emerging city centre and the focus of a multi-million- pound regeneration programme to further improve the area for visitors, locals, businesses and developers.


The council development arm, created Medway Development Company Ltd. (MDC) is helping to deliver the following programmes:


1) Garrison Point Set near the top of the historic Great Lines, the 115-apartment development (consisting of 1 and 2-bedroom apartments) has now been completed and all apartments have been sold.


Cozenton Park Sports Centre in Rainham opened in July 2024 with a fun pool and flume among the many features


Introduction


The largest urban conurbation in the south-east outside London, Medway offers a well-connected business location: excellent transport links including high speed trains and excellent motorway connections, three universities and a leading further-education college, and significant brownfield sites offering development opportunities for residential and commercial investment.


Medway’s regeneration story continues to add new chapters, with current flagship developments reaching key milestones along with new projects coming forward this year through government and council investment.


Cozenton Park Sports Centre Medway Council’s brand-new £24miliion sports centre in Rainham opened in July 2024. The first new council-built sports centre in Medway for more than 30 years, Cozenton Park Sports Centre is a modern, fit-for-purpose facility offering a leisure pool and lane swimming along with a state-of the- art gym, and dance & fitness studio.


The new centre is inclusive for everyone with a range of accessibility features including two pool lifts, wide entrances, Changing Places room, lockers, toilets and showers.


Designed by Space and Place and built by Willmott Dixon Construction Limited, the centre has also been crafted with sustainability in mind, with high levels of insulation to minimise heat loss. Energy-saving features include LED lights installed throughout the building, and the pool is heated mainly with heat pumps powered by solar panels on the roof.


Rochester Riverside


More new homes are coming forward at Rochester Riverside as construction commenced in spring 2024 on the latest phase of work.


The latest phase will create 154 new homes, further adding to the current development which has so far seen 502 homes built at this flagship regeneration project for Medway. Construction for this latest phase is estimated to be completed in 2026.

2) Chatham Waterfront


Nestled next to the River Medway, this mixed-use scheme is key to revitalising Chatham, providing new housing, co-working space, and places to eat, drink and shop. The phased development across five apartment blocks will provide 111 private sale apartments and 71 PRS (private rental scheme).


The one and two-bedroom homes are set in landscaped open space overlooking the River Medway, with excellent bus links from Chatham Waterfront Bus Station and train station. Lettings on the 71 units went live at the start of autumn 2024.


3) Mountbatten House Construction work has begun on the transformation of Mountbatten House. The 1970’s former office block that continues to dominate the Chatham skyline will be transformed by colourful balconies and a sloping, rounded extension of flats facing a new plaza.


Construction work is set to take two years to complete, with final completion expected in 2026. The programme will see a total of 164 new homes provided in total across the main building and an extension to the existing site.


4) The Paddock


Medway Development Company and Blakedown Landscapes have transformed the Paddock: a green space between Chatham Waterfront Bus Station and the Pentagon Shopping Centre.


The improvements are designed to celebrate the area’s heritage as well as making the Paddock more accessible and easier to get around for both residents and visitors.

Formally opened in August 2024, the new and improved space provides a number of benefits including an amphitheatre area, engraved pavings celebrating the historic map of Medway, new planted areas, enhanced lighting and improved accessibility with new footpaths and entrances.

Garrison Point is set near the top of the Great Lines and provides residents with awe-inspiring views over Chatham.


More than 65% of homes have been sold to existing Medway residents, demonstrating how residents continue to see Medway as a great place to live.
