LOC8 is setting a new benchmark for industrial development in the South East. Located at Junction 8 of the M20 in Maidstone, this innovative, multi-let industrial estate offers businesses state-of-the-art facilities in a highly strategic location.


Backed by a £60 million investment from a fund managed by Clearbell Capital, a private equity real estate fund management and advisory firm, LOC8 is a development designed to be major driver of economic growth for the South East.


The site is set to create up to 1,200 new jobs and deliver substantial benefits to the region.


Phase one drives momentum


The first phase of LOC8 completed in May 2023, delivering 245,000 sq ft of prime industrial space across 11 units, and quickly reached full occupancy. Customers such as Zehnder, Hitachi Construction, Edmundson Electrical, and AT&T have already joined the scheme, having been attracted by LOC8’s high sustainability standards, including solar panels, EV charging points, and A+ EPC ratings.


Achieving a BREEAM ‘Very Good’ rating and a 10% biodiversity net gain with 35 acres of new wildlife habitat, LOC8 has set a high standard for sustainable development.


Phase two realised


Clearbell started on the second phase of LOC8 in early 2024, marking the next step towards realising the site’s full potential.


Phase two adds 185,200 sq ft across seven new BREEAM ‘Excellent’ EPC A+ units, bringing the total development to over 435,000 sq ft. This phase continued LOC8’s commitment to sustainability, featuring gas-free operations and solar energy, further enhancing its environmentally responsible credentials.
