Recognising the growing demand for high quality distribution space led Panattoni, the largest logistics real estate developer in the UK and Europe, to make a number of strategic investments across the South East.
The company’s largest investment in the region to date has been at Panattoni in Park Aylesford in Kent, with £180m spent creating an economic powerhouse near junction 4 of the M20.
Having acquired the 90-acre former Aylesford Newsprint site in Tonbridge and Malling, Panattoni created a large-scale commercial park, offering industry-leading high-quality logistics and distribution space.
The park is now fully let, with the first occupant was DHL, quickly followed by Fowler Welch, the temperature-controlled specialist part of the Culina Group. EVRi, the UK’s biggest dedicated parcel delivery company, arrived next; followed by Marley Tiles and Amazon, which is creating a last mile logistics facility. Work is also under way on a state-of-the-art distribution centre for a leading UK food retailer, offering over 600,000sq ft of space.
Confidence to invest further Commercial demand led Panattoni to invest further in Kent and work has begun on a 26-acre net zero carbon logistics park. The £150m investment will create Panattoni Park Sittingbourne, near Kemsley, the county’s largest speculative property development in more than a decade. When complete in Q1 2025 it will offer 644,000ft2, split between two units of 439,000ft2 and 205,000ft2 respectively, and the prospect of 1,069 new jobs for Swale. Panattoni has let the whole of the phase 2 plot to DPD.
Panattoni has also acquired a further 10 acres at Kemsley and signed a national well-known name which is committed to creating hundreds of jobs subject to planning permission.

Close to Gatwick Airport, and directly fronting the A2300 dual carriageway, Panattoni Park Burgess Hill provides fast access to the A23/M23, including Brighton and the South Coast.
Already home to DPD and Roche Diagnostics, it is speculatively offering 14 new build units in an established location, appealing to a diverse number of occupiers. Offering Grade-A specification, Panattoni Park Burgess Hill provides local reach and national impact. Its 8,142ft2 to 457,733ft2 units will have 1.1 million consumers within 45 minutes by van, while 32.1 million fall within a single HGV journey, including the affluent market of the entire South East region.
Down the road and close to Brighton City Airport and the A27 dual carriageway, Panattoni Park Brighton has delivered much-needed Grade-A space within West Sussex. The scheme presents the ideal location for last mile delivery operations looking to address consumer markets along the south coast. All units are now complete and available.
