HBD Expands Industrial and Logistics Pipeline Across the South East

Property developer HBD, part of Henry Boot, has continued to expand its industrial and logistics development pipeline across the South East, which currently totals 1.25 millionsq ft.


Its London office has delivered more than 600,000sq ft of high-quality, sustainable industrial space across the region during the last 12 months, with schemes completed in Luton, Rainham and Southend and planning consent secured for an additional 800,000sq ft at Enfield and Luton.


Momentum At Momentum HBD and Barings have delivered some of the most impressive sustainability credentials in the market, appealing to ESG- conscious, forward-thinking occupiers. BREEAM Excellent and carbon neutral, it showcases Barings and HBD’s shared vision for best-in-class real estate. Just 7.3 miles from Junction 31 of the M25 and adjacent to the Thames, it is one of London’s most well-located schemes. Four units of 172,000sq ft, 103,000sq ft, 69,500sq ft and 42,500sq ft are now complete and available to let.


Butterfield Business Park In Luton, HBD continues to progress development at Butterfield Business Park, where it has delivered more than 325,000sq ft to date, with occupiers including Eden Farm, Shoal Group and a range of successful SMEs. In May 2024 the developer secured outline planning consent for the next phase of the 83 acre scheme, which will see the delivery of a further 454,000sq ft. of flexible employment space.


With refined build programmes, HBD can achieve some of the quickest delivery timescales in the market. Luton is one of the UK’s best locations for business and investment, boasting infrastructure, access and a skilled workforce; a combination that, alongside its excellent connectivity, has helped to make Butterfield Business Park one of the most successful business locations within the region.


INTER In Welwyn Garden City, HBD is bringing forward its newest South East scheme; a 71,000sq ft industrial and logistics development. The developer’s £20 million GDV INTER project will have excellent environmental credentials, targeting BREEAM Excellent and EPC A, and boasts excellent transport links.


Workstown At Workstown, HBD has delivered a total of 60,000sq ft off Montague Road in Enfield, a joint venture partnership with Enfield Council.


Sitting at the heart of Enfield, Workstown is one of London’s key industrial locations with excellent connectivity to the North Circular, M11 and M25. Planning has been granted for the second phase of the project, with HBD to now deliver a further 350,000sq ft of Grade A industrial and logistics space.


HBD’s industrial and logistics schemes across the South East now total more than £300 million GDV and the developer remains acquisitive, expanding its UK development pipeline which currently sits at £1.3 billion.
