Don’t Tell Anyone I Mentioned This! (or good value property opportunities few have thought about, yet)


or indeed the depression you have when your daughters bring home a succession of nerds who are brilliant at CAD or Microsoft, but can’t move an empty mug to the sink or operate a dishwasher or make an omelette and think the left hand is made for holding a Costa Coffee carton, but to point out in these uncertain times there are some real value for money purchases which seem to go unnoticed by Gen Z, the Millennials and in fact all generations as far as I can see.

“It’s a lot for your money…” my old boss said to me as a young (then trainee) surveyor in a property company in Weybridge in the early ‘70’s. But how do you put a value on it I asked. “ You can’t; it’s just a lot for your money”. The property world was a little different then, you could buy and sell with relative ease with lawyers moving with speed which would make your average local solicitor these days suffer from whiplash. Architects and surveyors then could conjure up a really good feasibility study in a day or so, and your friendly and knowledgeable builder, who actually knew about building and build costs, would turn up when he said he would. Don’t get me wrong there are some really good solicitors, architects and surveyor’s and indeed builders, who often get a bad press. Perhaps you never hear of the good builders as their clients do not want to broadcast good news for fear of losing them.


We are constantly being challenged by the Millennials and Gen ‘‘Z’s’, that we, the Baby Boomers, had all the good times with the rabid inflation, in this case, of residential property prices in the last 50 years or so. Perhaps you were lucky enough to buy your 1930’s semi-detached in Shepperton for the same price these days as a cracking lunch for 6 at the Savoy, or the Range Rover Service. If so, today, you are probably sitting on a valuable piece of real estate.


However, if you decided to sell up and go abroad, and 10 years later find you can’t afford to come back to the UK, because the good life in Cyprus or the Costa del Sunshine, together with the annuity you had bought, or rather were sold in 2015 when you retired has not kept up with inflation, you would be struggling.


‘My pension pot’, you often hear stating the value of your property. This is without thinking of the looming and soaring costs of residential care. It does make dropping down dead in the street have its attractions?


Quality care starts at about £5,000.00 per month. So when Isabella and Tarquin come running to you for a Bank of Parental or Grand Parental loan / gift, you should tell them to go and earn it. The Baby Boomers did.

as its new Head of Real Estate. Guy is replacing Adrian Barlow, who is retiring from the partnership.


In addition, Garrath Reayer has been appointed new Head of Residential Property, following the retirement of Jeremy Raj earlier this year.
