ising 691 feet in the heart of Boston’s Financial District, Millennium Residences at Winthrop Center marks the developer’s fifth luxury


residential project in the city and represents its most ambitious endeavor yet. Developed by Millennium Partners – the visionary team behind Millennium Tower and Millennium Place – Winthrop Center blends high- end residences with office space, a public connector, and top-tier amenities such as a pet spa. It’s also the largest Passive House office building in the world. Passive Houses comply with rigorous international standards to reduce energy use by up to 90% through super-insulated walls, airtight construction, and advanced ventilation systems.


FROM VISION TO PLATE


In 2019, Millennium Partners brought in Ken Schwartz FCSI, president of SSA Foodservice Design + Consulting, to conceptualize and equip a public restaurant on the mezzanine level and a resident-only bar and lounge located in Te Club on an upper floor of the building. Schwartz’s team was also tasked with designing and equipping a food hall on the building’s ground floor. Tis space, which would later become Te Lineup, required its own flexible infrastructure to support multiple fast-casual concepts while maintaining operational efficiency behind the scenes. “We were contracted by the developer


before any operator was selected,” says Schwartz. “So, the original kitchen and bar design had to be flexible. We cautioned the client that whoever they eventually brought in might have a very different approach.” With the building under construction


and much of the equipment already ordered, Schwartz designed the kitchens and bars with adaptability in mind. “Instead of specifying a one-piece monolithic cooking suite, we used individual, battery-connected equipment,” he says. “Tat way, if the menu changed or the operator had different needs, we could reconfigure more easily.”
